Baltic Street (also known as Shore Station) is a mixed-use development comprising purpose-built student accommodation, affordable housing, affordable shop units and a digital co-working space.
The site contains a rare and vulnerable group of historic Category B-Listed industrial buildings within the Leith Conservation Area. Their conservation and integration into the development retains this remaining piece of industrial heritage, complementing it with modern structures which echo the industrial warehouses that once stood here.

Circle appointed as Carbon Managers, Employer’s Agent, Quantity Surveyors and Life Cycle Costing consultant. The project includes extensive retention of the exiting listed stone facades and incorporation of new-build stone, brick and zinc clad elements. Circle managed the procurement of extensive surveys of the existing building to allow the design to progress to RIBA Stage 3 before tender and manage risk allowances included by the tendering contractors.
Circle procured four contracts in total: remediation, archaeological dig, demolition and main works.

What expertise and background do you bring to the table?
I started my career working on site with various trades, primarily of an MEP background before deciding to become a Quantity Surveyor. Since then, I’ve completed a degree apprenticeship at the University of Greenwich and become a member of the RICS. I’ve worked predominantly on new-build residential, co-living and PBSA projects but have also worked in various other sectors such as education, hotels and leisure, often in listed buildings within central London. Having managed projects through feasibility, procurement, completion and disputes, I have a keen eye for detail and enjoy adding value to projects early on.
Can you outline the responsibilities of your role?
Pre contract, I’m responsible for overseeing the formation of the clients cost plan, as well as management and reporting of any movements, risks and opportunities. Through procurement, I advise on tendering and procurement strategies that align with the clients’ key drivers, market sentiment, and contractor appetite. Post contract, I oversee monthly valuations, EA reports and Cost reports, ensuring clients are up aware of the financial status of the project and briefed on any potential risks or key decisions required.
In addition to keeping an eye on the detail, I believe that the key to successful project delivery is understanding the clients’ aspirations, the projects constraints, the supply chain, and available construction solutions. As such I maintain regular communication with project stakeholders, design consultants, suppliers, sub-contractors and main contractors from project inception to completion.
Describe your experiences and growth at Circle?
Since joining Circle in 2024, I’ve had the opportunity to build on existing experience from both delivery and project oversight perspectives. I’ve been introduced to a variety of new clients, with projects including, BTR, Co-living, PBSA, Heritage, Education and more. Circles project review procedures and regular CPD’s provide great forums to discuss project successes, lessons learnt, and key deliverables, ensuring every project is better than the last and that knowledge is always shared.
What has been your favourite project?
My favourite project so far has been Shore Station, Edinburgh. The project is a mixed-use development consisting of 604 student beds, 18 homes, commercial space and amenity across seven blocks. The site is a conservation area with some listed blocks retained for the development which will require specialist conservation works and provide a range of experience
What brings you joy outside of work?
Outside of work, I’m usually watching the football, spending time with the family or catching up with friends at the pub. I enjoy fitness and training so try to get to the gym as often as I can. When the English weather permits, I can be found making holes in a golf course while trying to perfect my swing! I also love getting away to see new places, from cities breaks to beach holidays, I’m always looking for another place to add to the list.

After completing my studies in Civil Engineering, I embarked on my career in the construction industry. I started by taking on various delivery roles with a Tier 1 Contractor, where I gained valuable experience across a range of sectors including Build-to-Rent and Prime Residential, Leisure, and Defence. During my time with the contractor, I had the opportunity to work as a Structural Design Engineer and even had the chance to work on projects in the Middle East, broadening my experience further.
The diverse projects I’ve been involved in have given me a well-rounded expertise in various aspects of built environment projects, including the technical, commercial, and delivery aspects.
In my role, I have the responsibility of overseeing several key departments within our company, including Project Management, Clerk of Works, and Quality Management. I actively participate in project oversight, offering support to our project teams to ensure that our projects are successful. This often involves attending design meetings and conducting regular site visits to monitor progress and quality.
I play a crucial role in the strategic planning of our projects and our efforts in securing new projects, ensuring our company continues to thrive in the industry.
I initially joined Circle during the company’s early days as a Project Manager. Over time, I worked towards becoming a Chartered Engineer and have since progressed to the position of Director. Throughout my time at the company, I’ve had the privilege of working on a diverse range of projects. There’s a sense of gratification that comes from being involved in a project from its initial conception all the way through to its successful completion.
As a proud Welshman, it will come as no surprise that I am an avid rugby fan. While my playing days are behind me, my involvement with the sport is now limited to watching from the comfort of the sofa or chasing my son around at Rugby Tots. The rest of my free time is usually spent renovating houses and getting involved in anything construction-related projects. It’s a passion that extends beyond my work and keeps me busy and engaged outside of the office.

I’m a Chartered Construction Manager with over 20 years of experience in construction consultancy. As a Member of the Chartered Institute of Building and holding a BSc in Construction Management, I support clients by helping to simplify complex challenges throughout the lifecycle of their projects. My background spans a wide range of project types, including both new builds and refurbishments, across sectors such as residential developments, commercial spaces, listed buildings, office refurbishments and fit-outs, as well as education projects.
As a Senior Project Manager, I’m responsible for overseeing the successful delivery of complex construction projects, often acting as the Employer’s Agent. My role is centred on protecting and promoting our clients’ best interests, ensuring their goals remain at the heart of every decision.

Following a degree from Oxford Brookes University in Real Estate Management, I started my career as a site-based Project Manager focusing on High End Residential Developments for a Private Developer. I then moved to a Consultancy and worked in both Public and Private Sectors across a range of project types including Commercial Offices, Supermarkets, Purpose Built Student Accommodation and Industrial. I have experience of the entire life cycle of a project.
As a Project Manager, my role begins early in the process. We collaborate closely with our clients to review the project brief, assess feasibility, and identify key risks and opportunities. From there, we appoint the most suitable consultant team for the project, which may include Designers, Planners, Solicitors, and others, and lead them through the design development phase. Once the design is complete, we tender the project and enter into a contract with the most appropriate Contractor. This outlines our pre-contract responsibilities.
Post-contract, we act as the Employer’s Agent, executing the contract on behalf of the client. Our duties in this phase include budget management, stakeholder engagement, change control, and quality reviews. We work in close partnership with the Contractor to ensure the project is effectively managed in terms of time, quality, and cost.

I started at Circle in November 2024 and I am currently delivering a mixture of super prime and BTR projects. I am being supported on the Chartership programme by Circle and growing as a professional surrounded by exceptional colleagues, Consultants and Contractors.
What is your favourite project?
Whilst all the projects are rewarding, I am particularly enjoying the Prime Residential project in Central London. I am passionate about exceptional design, best in class workmanship and high-quality materials which this project satisfies.

I started my career based on site to operational side, initially providing general labour, progressing through the various site levels eventually achieving the position of Site Manager on large new build residential projects across London. During my time as a Site Manager, I have delivered large scale residential projects for Tier 1 contractors across London being involved in majority of the construction stages and overlooking all trades from groundworks through to the finishing touches.
My role includes is to work across multiple projects raising quality standards and the expectations of contractors and sub-contractors of what is and isn’t acceptable. Also, demonstrating and making sure the works are in line with both design and specifications, and British Standards.
I started as a Clerk of Works in 2020 and I progressed in this time by developing new competences being registered with the most prestigious institution within the quality control sector and the reputation spans far and wide, The Institute of Clerk of Works and Construction Inspectorate of Great Britain (ICWCI), enrolled onto the Clerk of Works course with Wolverhampton University.
My favourite project is One Maidenhead, a build to rent development in Maidenhead consisting of 429 apartments, ground floor shops and restaurants over four buildings. Having been involved from the very start, overseeing quality and compliance through the project on daily and weekly site visits to undertake inspections and rise observations concerning Health, Safety & Welfare, Temporary Works, Quality, Environmental or Design and reporting to the Employer’s Agent. Also, being involved in façade inspections from the first fix up to final inspection prior mast climber dismantle.
As an active social individual, I enjoy going to gym, running and play football on weekly basis because these sports keep me in shape, challenge my physical limits and strengthen my team work skills as I use to do in early days when I played rugby for my local team. Also, in my spare time I enjoy to socialising and cooking delicious dishes for family and friends. I am a CIOB-accredited project manager with a delivery background, with experience across multiple sectors. I have worked for Tier 1 Contractors and in recent years, Project management, working closely with Clients to achieve their project aspirations.
I have over 10 years of experience working in the construction industry across multiple sectors. At Circle Development I specialise in residential and commercial projects, delivering high-quality residential buildings and prime commercial spaces across London and in the regions.
My responsibility pre-contract is to drive the programme, lead the design team and understand, manage and minimise project risks and opportunities for Clients. I prioritise client satisfaction by fostering clear communication, managing expectations, and delivering projects that align with the client’s vision and goals. Client feedback and repeat business are testaments to my client-centric approach.
I have experience in developing project execution plans and monitoring the construction phase plans as the works progress. I establish the project programme and drive the wider team to hit the key project milestones, such as the preparation and submission of planning documentation. Post-contract award, I have a depth of experience administering the contract to make sure the ERs are delivered on time and within budget and to the correct quality.

Over the past four years, I have led numerous construction projects, ranging from residential developments to commercial renovations, with budgets exceeding £50 million. In this role, my responsibilities include overseeing project teams, setting objectives, and ensuring successful project delivery. I have worked on projects during each phase of the Construction lifecycle.
I consistently strive to deliver the best results for my Client, meeting or surpassing quality standards. Notably, two of my previous projects Abbey Place and Vincent Square Sports Pitches were completed ahead of the programme and within budget for the Client. These achievements demonstrate my ability to handle complex projects with efficiency and precision. I enjoyed my time working at Abbey Place fostering strong working relationships with the various members of the Client and Contracting teams to deliver some much-needed high-quality housing in a developing area which has recently been connected by the Elizabeth line.
I have an interest in cycling, running and football, playing for my team in London at weekends. I also played a key role in the Circle 5 a-side team which achieved back-to-back relegations in the local league. I have joined Circle as part of my placement year during studies at Loughborough University, it is a very useful knowledge building exercise to be able to put into practice and apply everything learnt at university and utilise that in a professional real-life setting. Previously, to Circle I engaged with 2 weeks work experience at GMI Construction PLC, in which I was stationed on-site in Leeds City Centre constructing a high-end student accommodation complex that was nearing the completion stage of the RC frame. Through these few weeks I understood the mechanics of site operation and how a project goes from the early stages of tender through to a physical product for the Client.
As a Trainee Quantity Surveyor my role includes both pre and post contract administration, the responsibilities mainly involve assisting the current Quantity Surveyor and Project Management team on various sites across Circle’s portfolio and ensuring that all necessary contractual documents that make up the running of a project are finished, reviewed and issued with the highest of quality and detail once presented to the Client or Contractor, at Circle the relationships between Client’s and Contractors are a fundamental part of the operations of our job. Some of the items I input into include Valuations, Cost reports, Cashflows and Employer’s Agents Reports to name a few, these all run on a monthly basis and require updates with information from current and previous periods.
I also input into Life-cycle Carbon Assessments, with the world of Carbon in Construction evolving and growing in significance due to Carbon emission concerns I look to involve myself greatly in these assessments.
I started my career at Circle in September 2024 as a Trainee Quantity Surveyor, and I’m currently assisting senior Quantity Surveyors and Project Managers to deliver high quality Build to Rent schemes such as Water Lane, a Build to Rent scheme consisting of 375 new apartments in a 14-storey development block, by McLaren Living. Alongside, I am working on co-living environments such as Shore Station in Edinburgh, a student housing scheme consisting of 632 student bed spaces. Since joining Circle I have expanded my knowledge in the contractual side of construction due to the exposure of different types of projects that Circle are involved in. I am currently placing the first steps towards my RICS qualification in a few years’ time with assistance from Circle’s APC Programme to add further credentials to my name in the Surveying profession.
Outside of work I am a keen rugby player and enjoy playing for the National 1 side Esher, FYI, this is when I’m not injured. Rugby and keeping fit takes up the majority of my free time outside of work, in which I thoroughly enjoy the camaraderie between teammates and feeling that a workout or run can give you. Since moving down to London I have generated a particular interest in the history behind the city as it is a completely new experience for me, and when I’m not busy on a rugby field I will spend my time exploring the city and visiting places of interest with friends and family. I am also an avid skier in which I seek to venture to the alps a few times a year, this has been a passion of mine since the early years of childhood and I’m particularly looking forward to the annual Circle ski trip to spend some quality time on the slopes with my colleagues.

My background is mainly academic, I hold a BSc in Architecture and was a Part 1 Architectural Assistant for over a year, engaging with clients, preparing planning applications, and producing detailed drawings. Alongside this, I have recently completed an MSc in Construction Project Management with Sustainability, with graduation set for December 2025. Through my studies, I’ve developed a solid understanding of design principles, project planning, and sustainable construction. I’ve also built strong skills in communication, problem-solving, and working collaboratively, which I now apply in my current role as an Assistant Project Manager.
In my day-to-day role, I take responsibility for managing relationships with clients, consultants, contractors, and other key stakeholders. I make it a priority to fully understand each client’s needs and expectations, ensuring deadlines are met and that we deliver high-quality results. I’m naturally curious and detail-oriented, so I ask the right questions, take time to understand the bigger picture, and make sure I’m always aligned with the project goals. Whether it’s preparing for meetings, contributing ideas, or capturing key decisions in written records, I focus on clear, effective communication. I also make it a point to flag any risks or issues early on so that project leads are always kept in the loop.
I bring a mix of rigorous thinking from my architectural background, a solid grounding in project management principles, and a strong awareness of sustainability in construction.
I’m really looking forward to progressing in my career at Circle. The opportunity to be part of a forward-thinking and supportive team is something I value highly, and I’m excited to continue learning and growing within the company. I started at Circle in November 2024 and I am currently delivering a mixture of super prime and BTR projects. I am being supported on the Chartership programme by Circle and growing as a professional surrounded by exceptional colleagues, Consultants and Contractors.
What is your favourite project?
Whilst all the projects are rewarding, I am particularly enjoying the Prime Residential project in Central London. I am passionate about exceptional design, best in class workmanship and high-quality materials which this project satisfies.
I enjoy running, surfing and rock ‘n’ roll music.

I started my career based on site to operational side, initially providing general labour, progressing through the various site levels eventually achieving the position of Site Manager on large new build residential projects across London. During my time as a Site Manager, I have delivered large scale residential projects for Tier 1 contractors across London being involved in majority of the construction stages and overlooking all trades from groundworks through to the finishing touches.
My role includes is to work across multiple projects raising quality standards and the expectations of contractors and sub-contractors of what is and isn’t acceptable. Also, demonstrating and making sure the works are in line with both design and specifications, and British Standards.
I started as a Clerk of Works in 2020 and I progressed in this time by developing new competences being registered with the most prestigious institution within the quality control sector and the reputation spans far and wide, The Institute of Clerk of Works and Construction Inspectorate of Great Britain (ICWCI), enrolled onto the Clerk of Works course with Wolverhampton University.
My favourite project is One Maidenhead, a build to rent development in Maidenhead consisting of 429 apartments, ground floor shops and restaurants over four buildings. Having been involved from the very start, overseeing quality and compliance through the project on daily and weekly site visits to undertake inspections and rise observations concerning Health, Safety & Welfare, Temporary Works, Quality, Environmental or Design and reporting to the Employer’s Agent. Also, being involved in façade inspections from the first fix up to final inspection prior mast climber dismantle.
As an active social individual, I enjoy going to gym, running and play football on weekly basis because these sports keep me in shape, challenge my physical limits and strengthen my team work skills as I use to do in early days when I played rugby for my local team. Also, in my spare time I enjoy to socialising and cooking delicious dishes for family and friends. Another passion which relaxes me is photography and videography, sometimes creating memorable pictures and videos for those around me.

I am a CIOB-accredited project manager with a delivery background, with experience across multiple sectors. I have worked for Tier 1 Contractors and in recent years, Project management, working closely with Clients to achieve their project aspirations.
I have over 10 years of experience working in the construction industry across multiple sectors. At Circle Development I specialise in residential and commercial projects, delivering high-quality residential buildings and prime commercial spaces across London and in the regions.
My responsibility pre-contract is to drive the programme, lead the design team and understand, manage and minimise project risks and opportunities for Clients. I prioritise client satisfaction by fostering clear communication, managing expectations, and delivering projects that align with the client’s vision and goals. Client feedback and repeat business are testaments to my client-centric approach.
I have experience in developing project execution plans and monitoring the construction phase plans as the works progress. I establish the project programme and drive the wider team to hit the key project milestones, such as the preparation and submission of planning documentation. Post-contract award, I have a depth of experience administering the contract to make sure the ERs are delivered on time and within budget and to the correct quality.
I started professional life in the Construction industry working onsite as a trainee engineer, working my way up to a senior construction manager before switching to the client side with Circle in 2020.
This change of direction presented an opportunity to broaden my knowledge of the construction industry. I joined Circle as an Assistant Project Manager in 2020 and have progressed to a Senior Project Manager, during my time with Circle I have Project Managed projects such as Abbey Place, Talgarth Road PBSA and Canons House and have taken a lead role in the development of the Clerk of Works business.
Over the past four years, I have led numerous construction projects, ranging from residential developments to commercial renovations, with budgets exceeding £50 million. In this role, my responsibilities include overseeing project teams, setting objectives, and ensuring successful project delivery. I have worked on projects during each phase of the Construction lifecycle.
I consistently strive to deliver the best results for my Client, meeting or surpassing quality standards. Notably, two of my previous projects Abbey Place and Vincent Square Sports Pitches were completed ahead of the programme and within budget for the Client. These achievements demonstrate my ability to handle complex projects with efficiency and precision. I enjoyed my time working at Abbey Place fostering strong working relationships with the various members of the Client and Contracting teams to deliver some much-needed high-quality housing in a developing area which has recently been connected by the Elizabeth line.
I have an interest in cycling, running and football, playing for my team in London at weekends. I also played a key role in the Circle 5 a-side team which achieved back-to-back relegations in the local league. Recently I have taken on the new challenge of learning to ski, honing my skills regularly in Milton Keynes over the past few years.

I have joined Circle as part of my placement year during studies at Loughborough University, it is a very useful knowledge building exercise to be able to put into practice and apply everything learnt at university and utilise that in a professional real-life setting. Previously, to Circle I engaged with 2 weeks work experience at GMI Construction PLC, in which I was stationed on-site in Leeds City Centre constructing a high-end student accommodation complex that was nearing the completion stage of the RC frame. Through these few weeks I understood the mechanics of site operation and how a project goes from the early stages of tender through to a physical product for the Client.
As a Trainee Quantity Surveyor my role includes both pre and post contract administration, the responsibilities mainly involve assisting the current Quantity Surveyor and Project Management team on various sites across Circle’s portfolio and ensuring that all necessary contractual documents that make up the running of a project are finished, reviewed and issued with the highest of quality and detail once presented to the Client or Contractor, at Circle the relationships between Client’s and Contractors are a fundamental part of the operations of our job. Some of the items I input into include Valuations, Cost reports, Cashflows and Employer’s Agents Reports to name a few, these all run on a monthly basis and require updates with information from current and previous periods.
I also input into Life-cycle Carbon Assessments, with the world of Carbon in Construction evolving and growing in significance due to Carbon emission concerns I look to involve myself greatly in these assessments.
I started my career at Circle in September 2024 as a Trainee Quantity Surveyor, and I’m currently assisting senior Quantity Surveyors and Project Managers to deliver high quality Build to Rent schemes such as Water Lane, a Build to Rent scheme consisting of 375 new apartments in a 14-storey development block, by McLaren Living. Alongside, I am working on co-living environments such as Shore Station in Edinburgh, a student housing scheme consisting of 632 student bed spaces. Since joining Circle I have expanded my knowledge in the contractual side of construction due to the exposure of different types of projects that Circle are involved in. I am currently placing the first steps towards my RICS qualification in a few years’ time with assistance from Circle’s APC Programme to add further credentials to my name in the Surveying profession.
Outside of work I am a keen rugby player and enjoy playing for the National 1 side Esher, FYI, this is when I’m not injured. Rugby and keeping fit takes up the majority of my free time outside of work, in which I thoroughly enjoy the camaraderie between teammates and feeling that a workout or run can give you. Since moving down to London I have generated a particular interest in the history behind the city as it is a completely new experience for me, and when I’m not busy on a rugby field I will spend my time exploring the city and visiting places of interest with friends and family. I am also an avid skier in which I seek to venture to the alps a few times a year, this has been a passion of mine since the early years of childhood and I’m particularly looking forward to the annual Circle ski trip to spend some quality time on the slopes with my colleagues.

My background is mainly academic, I hold a BSc in Architecture and was a Part 1 Architectural Assistant for over a year, engaging with clients, preparing planning applications, and producing detailed drawings. Alongside this, I have recently completed an MSc in Construction Project Management with Sustainability, with graduation set for December 2025. Through my studies, I’ve developed a solid understanding of design principles, project planning, and sustainable construction. I’ve also built strong skills in communication, problem-solving, and working collaboratively, which I now apply in my current role as an Assistant Project Manager.
In my day-to-day role, I take responsibility for managing relationships with clients, consultants, contractors, and other key stakeholders. I make it a priority to fully understand each client’s needs and expectations, ensuring deadlines are met and that we deliver high-quality results. I’m naturally curious and detail-oriented, so I ask the right questions, take time to understand the bigger picture, and make sure I’m always aligned with the project goals. Whether it’s preparing for meetings, contributing ideas, or capturing key decisions in written records, I focus on clear, effective communication. I also make it a point to flag any risks or issues early on so that project leads are always kept in the loop.
I bring a mix of rigorous thinking from my architectural background, a solid grounding in project management principles, and a strong awareness of sustainability in construction.
I’m really looking forward to progressing in my career at Circle. The opportunity to be part of a forward-thinking and supportive team is something I value highly, and I’m excited to continue learning and growing within the company. I’m particularly keen to work towards completing my RICS accreditation with the guidance and support of the Circle team, and I see this as a great environment to develop both personally and professionally.
I’m also excited about the chance to build strong working relationships, both within the Circle team and with our clients. I enjoy being part of collaborative projects where I can contribute meaningfully and learn from those around me. The diversity of projects and the emphasis on quality and client service at Circle really align with the direction I want to take in my career.
Outside of work, you’ll often find me oil pastel drawing, it’s something I enjoy as a creative outlet and a way to unwind. I also like staying active, and regularly play badminton with friends. It’s a fun way to keep fit, stay social, and recharge after a busy week.
