Pre-planning
The project transforms a previously underutilised Waitrose site into a mixed-use destination, delivering 353 new Build to Rent homes alongside a modernised Waitrose store and public square. Located next to Bromley South Rail Station in the town centre, at the intersection of major roads, the scheme is highly accessible and aligns with London’s planning policy to direct new homes to brownfield sites in sustainable, connected locations.
We are appointed as Quantity Surveyor at the pre-planning stage and work closely with John Lewis Partnership and Assael Architecture. From early-stage cost advice through detailed budgeting, value management, and procurement, we ensure the project is financially robust while supporting design quality and delivery. The development includes a mix of one, two, and three-bedroom homes, with affordable housing at London Living Rent levels, balancing commercial viability with local housing needs.

The Build to Rent homes are purpose-built for renters, designed by Assael Architecture to combine quality, functionality, and community. Shared areas for fitness, home-working, and socialising encourage interaction, while large podium gardens and rooftop terraces provide sunlit spaces for relaxation. Dual-aspect homes overlook these spaces, enhancing natural light and connection with the communal areas.
Residents benefit from a wide range of amenities including fitness studios, co-working spaces, lounges, private dining and event facilities, cycle parking, and pet wash areas, all carefully designed to support wellbeing and foster a sense of community.
As Quantity Surveyor, we collaborate with the design and construction teams to ensure these residential facilities are delivered to the highest standard, balancing quality, functionality, and cost throughout the Build to Rent development
The Waitrose store is revitalised to serve both residents and the wider community. Enhancements include a new café, upgraded click-and-collect facilities, a double-height entrance, and improved car parking with electric vehicle charging points. A new public square creates a central hub for socialisation, events, and leisure, seamlessly connecting the retail and residential components of the scheme.
As Quantity surveyor we provide detailed cost planning, value management, and procurement advice to ensure the upgraded store and public square are delivered efficiently, maintaining quality, durability, and long-term usability.
The development reflects John Lewis Partnership’s and our joint commitment to energy efficiency and low-carbon operation. Following the GLA’s Be Lean, Be Clean, Be Green energy hierarchy, the scheme is fossil fuel free and incorporates photovoltaics, air source heat pumps, and a shared refrigeration system to supply heat from the store to the residential units. Most of the existing Waitrose structure is retained, reducing embodied carbon and minimising waste.
Our role as Quantity Surveyor ensures sustainable solutions are delivered within budget and programme. We assess lifecycle costs, energy performance, and low-carbon technologies to maximise value while supporting long-term operational efficiency.

What expertise and background do you bring to the table?
I started my career working on site with various trades, primarily of an MEP background before deciding to become a Quantity Surveyor. Since then, I’ve completed a degree apprenticeship at the University of Greenwich and become a member of the RICS. I’ve worked predominantly on new-build residential, co-living and PBSA projects but have also worked in various other sectors such as education, hotels and leisure, often in listed buildings within central London. Having managed projects through feasibility, procurement, completion and disputes, I have a keen eye for detail and enjoy adding value to projects early on.
Can you outline the responsibilities of your role?
Pre contract, I’m responsible for overseeing the formation of the clients cost plan, as well as management and reporting of any movements, risks and opportunities. Through procurement, I advise on tendering and procurement strategies that align with the clients’ key drivers, market sentiment, and contractor appetite. Post contract, I oversee monthly valuations, EA reports and Cost reports, ensuring clients are up aware of the financial status of the project and briefed on any potential risks or key decisions required.
In addition to keeping an eye on the detail, I believe that the key to successful project delivery is understanding the clients’ aspirations, the projects constraints, the supply chain, and available construction solutions. As such I maintain regular communication with project stakeholders, design consultants, suppliers, sub-contractors and main contractors from project inception to completion.
Describe your experiences and growth at Circle?
Since joining Circle in 2024, I’ve had the opportunity to build on existing experience from both delivery and project oversight perspectives. I’ve been introduced to a variety of new clients, with projects including, BTR, Co-living, PBSA, Heritage, Education and more. Circles project review procedures and regular CPD’s provide great forums to discuss project successes, lessons learnt, and key deliverables, ensuring every project is better than the last and that knowledge is always shared.
What has been your favourite project?
My favourite project so far has been Shore Station, Edinburgh. The project is a mixed-use development consisting of 604 student beds, 18 homes, commercial space and amenity across seven blocks. The site is a conservation area with some listed blocks retained for the development which will require specialist conservation works and provide a range of experience
What brings you joy outside of work?
Outside of work, I’m usually watching the football, spending time with the family or catching up with friends at the pub. I enjoy fitness and training so try to get to the gym as often as I can. When the English weather permits, I can be found making holes in a golf course while trying to perfect my swing! I also love getting away to see new places, from cities breaks to beach holidays, I’m always looking for another place to add to the list.

I began my career in 2014 delivering fit out projects for a food retail client, while simultaneously completing an MSc in Quantity Surveying. This early experience provided the opportunity to deliver multiple projects within a short timeframe, allowing me to develop strong technical and commercial skills at the outset of my career. Since then, I have worked across a broad range of sectors, including office fit out, new build residential, private residential and public realm schemes throughout London and the South East of England. I am a member of the RICS and have successfully managed projects through all stages, from feasibility and procurement to post-contract delivery and completion.
I enjoy collaborating closely with project teams to identify the best solutions for our clients, delivering projects that balance cost certainty with the successful realisation of the client’s design intent.
Pre-contract, I am responsible for preparing cost estimates and managing, monitoring and reporting on cost movements, risks and opportunities to the client. This enables the client to make informed financial decisions as the design develops and ensures the design remains aligned with the client’s target budget for the works. During procurement, I advise on tendering and procurement strategies to agree an appropriate and effective route to contract. Post-contract, I undertake monthly valuations and cost reporting, providing clients with clear and accurate visibility of the project’s financial position as works progress on site.
Since joining Circle in November 2025, I have been inspired by Circle’s ethos and ambition to realise clients’ visions. I look forward to continuing my professional development within a company whose values so closely align with my own.
Outside of work, I can normally be found on a padel court. Over the last year it has become a big part of my health and fitness regime as well as my social life. I really enjoy that you can be so focused on the game that you almost forget you are exercising! I also enjoy travelling and exploring new places and cultures whenever the excuse for a weekend away arises.

After graduating from Heriot Watt University with a degree in Quantity Surveying, I began work for a global consultancy. During my time there, I worked on high value private and public schemes, consisting of new build residential, commercial and public buildings. Since joining Circle I have been working on both new build residential and repurpose for residential.
My role involves assisting the team through all stages of construction. This involves cost estimation and planning, preparation of tender documents, valuations and financial reporting. Generally, supporting the team to ensure effective delivery of a project is achieved, and stakeholders’ needs are met, if not exceeded.
I started at Circle mid June this year and have already learnt a lot. Circle’s carbon management really interests me, and after assisting in an exercise for a scheme, it is something I am keen to get to grips with and develop as a skill. Alongside this, I am aiming to become a chartered member of the RICS within the year.
I was attracted to Circle as it’s a forward-thinking, well organised and friendly place to be, offering great support and career progression too. Ive enjoyed Circle’s culture so far, everyone works hard but has a laugh whilst doing so. Its been really refreshing to experience such good collaboration and dynamism, which I think is what sets it apart from others.
Although it hasn’t been too long since I joined, my favourite project is Hardess Yard, a co-living residential scheme in Brixton, London. Having not been fully involved in a project this early on before, I’m looking forward to seeing the project come together and how our actions as QS’s contribute to shaping the outcome. Coincidentally, I am quite familiar with the site location, it’ll be interesting to see how construction is managed with the site constraints and how the building sits within the area too.
What brings you joy outside of work?
Outside of work you can find me doing a bit of anything and everything. From bouldering to baking, pub quizzes to pottery painting, I’m quite happy (after 3 years) to still be in my ‘tourist in London’ era, with a variety of not-quite-hobbies. More consistently, I enjoy sports and gyming, going to music events, and value engineering holidays.

I originally started my career as an apprentice site Quantity Surveyor with Tier 1 main contractor Laing O’Rourke, all while pursuing a Quantity Surveying degree. During this time, I gained hands-on experience delivering large, complex projects in aerospace, residential, large-scale commercial regenerations, and healthcare.
I shifted my focus to client-side project delivery, specialising in tendering, procurement, and contract administration. I was at the forefront of the UK build-to-rent sector, overseeing the delivery of one of the first institutionally funded schemes in North Acton.
In 2018, I founded Circle with a clear mission: to simplify the project delivery offering available to clients. I aimed to remove multifaceted teams and instill a detail-focused mindset across all team members. My focus is on continuous improvement and staying ahead of industry advancements, such as the Building Safety Act, while also investing in Circle’s development and positioning in the Carbon Management sector. I proudly received fellowship from RICS in 2022.
As the Managing Director, my role includes overseeing all Circle functions, managing people, business planning, conducting project reviews, and engaging with the supply chain. I also enjoy actively managing projects at key stages, including initial feasibility and procurement, alongside the expert teams within Circle. I take an active role in Life Cycle Carbon Assessments and Life Cycle Costing studies, as I have a deep passion for this emerging sector. My goal is to empower clients with the knowledge they need to make the right decisions for the future.

What is your favourite project?
I don’t have a clear favourite project, but I have recently enjoyed the conversion and repurposing of the Beech Street project in the City of London. I presented Circle’s work to the planning officers, highlighting the analysis, benefits, and comparison of design options. The One Maidenhead BtR project is where I call home, and as a result, I have experienced firsthand the positive impact that this large-scale regeneration can have on town centres. The brickwork looks great from the station platform each morning!
At home, my main hobby is keeping up with two babies and a cockapoo! I have a keen interest in motorsports, having spent over ten years racing superbikes at club level around the UK circuits, starting in the junior 125cc classes and progressing to 600cc before transitioning to off-road trials riding. More recently, I’ve traded big engines and high speeds for the occasional half marathon and coastal walks with my family and fluffy dog.

I work closely with clients to ensure the delivery of their vision is realised. I have significant experience in setting and managing project budgets, starting from acquisition through to project completion. Additionally, I possess an astute understanding of contract administration, with several years of experience in carrying out the Employer’s Agent/Contract Administrator role across multiple projects.
In my role at Circle, I have a hands-on approach to managing the commercial team. I ensure that the team maintains high standards at all levels of the business. On a day-to-day basis, I am actively involved in the delivery of projects, with a constant focus on ensuring that the clients’ key KPIs (Key Performance Indicators) are at the forefront of the project team’s priorities. Additionally, I manage our key supply chain members and maintain critical relationships to facilitate project delivery and keep the Circle team ahead of industry advancements.
I have been a part of the Circle journey since the very beginning, contributing to multiple sectors and focusing on delivering commercial services from pre-acquisition all the way through to project completion. My background as a Quantity Surveyor and Employer’s Agent, managing complex forward-funded developments, has positioned me to take a leading role in Circle’s commercial team.
I’m a keen sportsman, spending my weekends trail running and getting out to enjoy the weekends either on two feet, or two wheels alike. I also love exploring the UK and Europe whenever I get the chance on camping trips, usually not too far away from my Wirehaired Vizsla! Skiing is also among my other hobbies, making Circles annual trip a personal highlight of the year!
