Part of historic Westminster School, which had Medieval beginnings and was re-founded in 1560 by Queen Elizabeth I.

The Grade II listed Weston Building, on the west side of Dean’s Yard in the shadow of Westminster Abbey and the Houses of Parliament, was constructed c.1865. It is part of historic Westminster School, which had Medieval beginnings and was re-founded in 1560 by Queen Elizabeth I. For the structural refurbishment and underpinning of the Weston Building, Circle co-ordinated the design team, procured the contract and undertook the project management.
Works on the Weston Building addressed a number of structural issues, including cracking and settlement resulting from foundation movement. The scope of works covered underpinning, settlement repairs, structural repairs to the bay window, drainage works and facade refurbishment. Cintec masonry anchors have been used to reinforce the bay window, and interior works also carried out.

Circle’s early work with the project team resulted in a robust scope of works that minimised the unknown factors, such as archaeological considerations, and maximised the cost certainties. Listed building consent was also required.

We procured a fixed price JCT intermediate contract for the works, attached to a challenging programme designed to ensure that intrusive works were completed before the reopening date of the school. We then managed the project, including negotiations for the additional underpinning works and increase in excavation depths that became necessary as work progressed.
