Waxlow Road, Park Royal is a warehouse and distribution development with integrated office accommodation and associated external works. The scheme involves the demolition of existing buildings and the delivery of a modern logistics facility designed to meet the operational demands of contemporary occupiers. Set within one of London’s most established industrial estates, the site is bounded by active railway lines to the north and live industrial and commercial neighbours to the east and west, with access taken directly from Waxlow Road. The project is being delivered for Sunrise Real Estate with Tanro Ltd appointed as principal contractor. Circle is appointed as both Employer’s Agent and Quantity Surveyor, providing integrated leadership across contract administration and commercial management.

Acting as Employer’s Agent, Circle controls all contractual instructions, oversees compliance with the Employer’s Requirements and manages coordination across a sensitive site environment where access, neighbouring assets and public highways must remain operational throughout construction.
In its Quantity Surveyor role, Circle is responsible for cost planning, value management and ongoing commercial reporting, ensuring the project achieves its target critical dimensions, verified net internal areas and overall value objectives. This combined appointment enables early identification and mitigation of risk, particularly around demolition, utilities coordination and programme certainty, safeguarding outcomes for the client from pre construction through to practical completion.
The development is designed as a high quality logistics asset with a 15 metre clear internal height, four level access doors and flexible warehouse accommodation supported by mezzanine space. Offices are arranged across ground, first and second floors to enhance operational efficiency and provide high quality working environments. The scheme benefits from excellent connectivity, with strong public transport links and access to Central London and the wider motorway network.
Sustainability is central to the project’s ambitions, with targets to achieve BREEAM Excellent and an EPC A rating, aligning the development with best in class ESG standards and long term investment performance. Circle’s ongoing involvement ensures these aspirations are embedded into the design and delivery strategy, translating sustainability targets into measurable and achievable outcomes.
