Goodmayes is a major mixed-use regeneration project transforming a former Homebase site into a high quality, sustainable neighbourhood. Within the wider masterplan of 568 homes, Our client has acquired 287 apartments, forming a significant part of this new residential community. The development is arranged across seven buildings ranging from two to twenty storeys, positioned around a new civic square and extensive landscaping. It delivers a tenure blind mix of homes, including 35 percent affordable housing, supported by community and commercial uses such as a Digital Music Hub, childcare and co working space, a gym and cafés. More than half of the site is dedicated to high quality public realm with over eighty new trees, improved permeability and direct pedestrian routes to Goodmayes Station. Homes across the masterplan are designed for long term comfort, with dual aspect layouts where possible, private outdoor spaces and robust materials. The neighbourhood promotes sustainable travel as a car free environment with disabled parking, an electric car club and a Sustainable Transport Hub offering bikes and micro mobility options.

We are appointed as Employer’s Agent, Clerk of Works and Quality Managers for 287 homes, ensuring they are delivered to design intent with quality, compliance and performance closely monitored throughout construction.

Contextually sensitive, people-first placemaking

The architecture by Rolfe Judd and Stockwool embrace a design-led, people-focused approach. Elegant brickwork, subtle variations in massing, and an interpretation of the local palette respond to the area’s historic character. Detailing takes cues from nearby buildings including Saint Cedd’s Church and the locally listed Al-Ihsaan Academy, resulting in façades rich in texture, rhythm and material authenticity.

The buildings frame a generous civic square at the heart of the development, activating the High Road with community and cultural uses while enhancing walkability, permeability, and daylight. The layout creates a cohesive, stitched-in neighbourhood that connects seamlessly to the surrounding streetscape and Goodmayes Station.

A vibrant, sustainable community

The development provides a mix of private, shared ownership, and London Affordable Rent homes designed to high standards of comfort and durability. Ground and first-floor spaces accommodate a range of community and commercial uses, including the Digital Music Hub, childcare and co-working facilities, a gym, and cafés, which support local enterprise, culture, and employment. Extensive landscaping, podium gardens, a pocket park, and rooftop terraces create usable, attractive public and private spaces, supporting resident wellbeing and community engagement. The development is car-free, promoting active travel and sustainable mobility.

As Employer’s Agent, Clerk of Works, and Quality Managers, we ensure the project’s ambitions are delivered to the highest standards, overseeing construction quality, verifying compliance, and safeguarding both design and environmental performance throughout the programme, which began in early 2023 and is expected to run for approximately three and a half years.

61% carbon reduction and a landscape-led approach to climate resilience

Sustainability is integral to Goodmayes, which achieves a 61% reduction in carbon emissions compared to baseline targets. The development incorporates air-source heat pumps, photovoltaic panels, and high-performance building fabrics to reduce energy demand and operational carbon. Green infrastructure is embedded throughout the site, including a pocket park, a community orchard, extensive planting, and biodiverse roofscapes that enhance climate resilience and biodiversity. Non-residential buildings are designed to achieve BREEAM ‘Excellent’ standards.

In our role as Employer’s Agent, Clerk of Works, and Quality Managers, we monitor the implementation of these sustainability measures, ensuring compliance and performance targets are met and that environmental commitments are fully delivered.
