This ambitious regeneration project, a joint venture between Barnet Council and Related Argent, defines Brent Cross Town as a vibrant new neighbourhood in northwest London, built around social connectivity, sustainability, and health and wellness as a net zero carbon town. It will bring 6,700 new homes, commercial offices, and extensive public amenities to the area, creating an inclusive place where people can thrive, with Circle appointed as Clerk of Works and Quality Managers for four phases, extending their collaboration with Related Argent.

Circle is involved across multiple residential plots as part of the wider Brent Cross programme, contributing to quality and delivery across several phases as the neighbourhood continues to evolve. Within the master plan, our involvement includes 529 Build to Rent units and 277 high specification apartments for open market sale, delivered across key plots. Plot 13, Maple House, delivers 249 Build to Rent homes, while Plot 14, Maple Court, comprises 281 Build to Rent homes. Plot 202, The Delamarre, is a 170 unit residential building, and Plot 203, The Ashbee, is a 107 unit residential building.

Beyond housing, Brent Cross Town brings together employment, education, leisure and green space across a connected urban landscape, supported by strong transport links and a growing mix of uses that ensure the neighbourhood continues to mature and perform over time.

Plot 13: Maple House

Plot 13, Maple House, delivers 249 high-quality Build to Rent homes as part of the wider Brent Cross Town masterplan, supporting the creation of a modern, well-connected neighbourhood with a strong sense of community. Situated within the Market Quarter Development Zone at the heart of Brent Cross Town, the building contributes to an active and accessible town centre environment. The residential building rises from 8 to 16 storeys and is arranged around a central private courtyard, with prominent frontages onto High Street South. In addition to the homes, the plot incorporates a cinema and a community centre across two buildings, reinforcing its role as a social and cultural hub. A shared basement parking area is provided with neighbouring Plots 12, 14 and 15, alongside access to a shared gym with Plot 12, ensuring efficient use of space and shared amenities across the masterplan.

We act as Clerk of Works and provide Quality Inspections for Plot 13, overseeing the delivery to ensure that design intent is fully realised on site and that quality is consistently maintained. Our involvement supports the creation of durable, well-considered homes that respond to the needs of renters while contributing positively to the long-term regeneration and performance of Brent Cross Town. Through careful oversight, we help ensure that Maple House continues to form a lasting, vibrant part of the community and wider masterplan.

Plot 14: Maple Court

Plot 14, Maple Court delivers 281 Build to Rent apartments within the Market Quarter Development Zone at the he art of Brent Cross Town, covering 25,000 m² across three residential blocks rising to 12 storeys. The scheme supports long-term rental living in an active town centre, with cafes, restaurants, and shops at Neighbourhood Square and resident amenities including a swimming pool and gym.

Delivered using PCE’s hyTower® system and HybriDfMA principles, the development features nearly 4,500 pre-engineered structural components coordinated across five specialist offsite manufacturers in the UK and Europe. Whittam Cox Architects designed the hyTower® structure, with Allies and Morrison as concept architects. As Clerk of Works and Quality Managers, we ensure compliance, quality, and design intent are realised on site, supporting the long-term performance of Brent Cross Town.

Plot 202: The Delamarre

The Delamarre, designed by Maccreanor Lavington, is a 170-unit residential building, inspired by the elegant Edwardian mansion blocks of Hampstead and Highgate. The construction team, led by Midgard, faced the challenge of maintaining Architectural integrity while incorporating sustainable construction practices. The building’s bay-fronted brick façade was meticulously crafted to reflect historical design cues while meeting modern energy efficiency standards.

Key to the construction was the integration of full-height windows and wrap-around terraces, ensuring ample natural light and airflow. The central residents’ courtyard garden required careful coordination, with landscape and construction teams working in parallel to deliver a tranquil communal space. The project is on track to welcome its first residents, with strong early demand driven by its timeless design and central green space.

Plot 203: The Ashbee

The Ashbee, is a 107-unit residential building, designed by Squire & Partners to reflect the Arts & Crafts Architectural heritage of North London. Constructed by Midgard, the building features stepped brick façades that required precise craftsmanship to align with the design vision. The integration of balconies and terraces on upper levels presented challenges in ensuring structural integrity while achieving the aesthetic of openness and light.

Internally, the interiors, designed by Woods Bagot, draw inspiration from the Arts & Crafts movement, blending modern materials with traditional design principles. Rigorous quality checks were crucial to maintain the high standards expected, particularly with bespoke finishes and fittings. The building’s carbon footprint was minimised by employing innovative construction techniques, including the use of low-carbon materials and a district heating system, which eliminates the need for individual boilers.
