The redevelopment of the former Diageo headquarters at 1 Lakeside Drive, Park Royal, London, represents a significant step towards achieving both environmental sustainability and urban regeneration.

Led by LSL Partners and Central & Provincial Partners, in collaboration with Select Alternative Investments and Eastborough Partners, this 300,000 sq ft building, will be retained and repurposed, contributing to the ongoing revitalisation of the Park Royal area while preserving a historic structure. The project will deliver a mixed-use development with a focus on a new lifestyle hotel. The hotel will provide a unique offering compared to the local chain hotels, alongside economic benefits, new public amenity spaces, and enhanced community engagement, all while minimising environmental impact. The building’s prime location, with excellent transport links, makes it ideal for this transformation.

Our commitment to sustainable developments

As Carbon Managers, we at Circle were tasked with assessing the efficiency of various redevelopment options. We analysed three scenarios: demolishing the building for new apartments, refurbishing it for residential use, and repurposing it as a hotel. Our findings showed that refurbishing the building for hotel use was the most sustainable option, with a 36% greater efficiency in carbon use compared to new-build residential. Additionally, the existing building’s layout is better suited to a hotel than residential use.

By retaining the building, the project will save approximately 6,570 tonnes of CO2 emissions, equivalent to the emissions of 6,570 family cars over one year or 15,981 flights to New York. This decision underscores our commitment to sustainable development while breathing new life into a significant part of London’s heritage.
