HUB’s first residential development in Leeds will occupy a site once home to the Monkbridge Iron & Steelworks, alongside the Monk Bridge viaduct by the River Aire in the city centre. Two buildings will accommodate 463 units. Circle was appointed at the commencement of Stage 2 design, and agreed a two-stage tender strategy with HUB, identifying the most suitable local contractors to shortlist. The two-stage process commenced in April 2021 with Tier 1 main contractor John Sisk. We worked closely with Sisk and their supply chain to navigate the 2021 period of ‘hyper inflation’ in raw materials and unknown future price fluctuations.
The packages were analysed by the Circle team over the course of a five month period, with the site enabling works carried out in order to fully understand the ground conditions, ahead of excavating a full basement footprint. At the conclusion, a fixed price contract was entered into, creating a project that is designed and procured to a budget approved by the client.
The project started on site in September 2021. As works have progressed, the Circle team has been bolstered by the clerk of works and snagging teams. We are providing employer’s agent, quantity surveying, clerk of works and quality management services.

To the west of Leeds city centre, the old Doncaster Monkbridge Iron and Steelworks is a place with history and potential. With new homes, offices and retail in development, plus walking access to Leeds station along the soon-to-be refurbished viaduct, this will become a bustling new neighbourhood.
Leeds 1 is the first phase of a wider masterplan, including Phase 2 now on site with Circle delivering a further 488 apartments.
