Vincent Square is a ten acre playing field at the heart of Westminster School’s sporting life and has been in continuous use for over two centuries. Enclosed in the eighteenth century, it is London’s largest privately owned square and is surrounded by buildings of architectural and historic significance, many of which are statutorily protected. The Square has evolved alongside the sports played on it, from early cricket in the 1700s to football in the nineteenth century, and continues to operate as a vital setting for competitive and recreational sport. The project brought together Westminster School with a carefully selected consultant and delivery team, including Ptolemy Dean as architect, Cobb & Company as structural and civil engineer, Harley Haddow as MEP consultant, Coniston Limited as contractor, GEO Turf Consulting as drainage engineer, Robert Myers as landscape architect and Talbot Farm Landscapes as Sports Pitch Contractor.
Acting as Project Manager, Quantity Surveyor and Contract Administrator, we oversaw the project from strategic planning through to completion. Our role focused on coordinating the specialist disciplines, managing programme and risk, and ensuring that design and construction decisions aligned with both operational needs. We worked closely with the School to maintain continuity of sporting use where possible, while carefully sequencing works to minimise disruption and protect the character of the Square. Our integrated role allowed us to maintain clarity across technical, contractual and delivery considerations throughout.

A central ambition of the project was to achieve reliable, high performance playing surfaces capable of withstanding intensive use throughout the year. We managed the installation of comprehensive drainage and irrigation systems designed to improve resilience in all weather conditions. These upgrades support a wide range of sporting activities, including cricket squares, astroturf wickets and nets, football pitches and tennis courts, alongside associated training infrastructure. By coordinating specialist input and site works, we ensured that performance improvements were embedded without compromising the visual and spatial qualities of the Square.
Respecting the historic setting was fundamental to every decision. The Square’s long established layout, landscape character and surrounding architecture informed the design approach and construction methodology. We balanced modern technical requirements with conservation led thinking, ensuring that interventions were discreet, durable and appropriate to the setting. The result is a future ready sporting landscape that continues to serve the School’s evolving programme while preserving the sense of place that has defined Vincent Square for generations.
