Set within a grand white stucco terrace moments from Hyde Park, this project carefully balances heritage preservation with the creation of a generous, modern home

Occupying the ground and lower ground floors of a Grade II listed building on a tree lined Paddington avenue, the project transforms an existing two to three bedroom apartment into a refined and highly functional residence. The design retains and celebrates original period features such as high ceilings, stone fireplaces, intricate cornicing and marble finishes, while reworking the internal layout to improve flow, light and day to day usability. The scheme is being developed alongside Allford Hall Monaghan Morris as architect, Cobb Engineering as structural and civil engineer, and David Stillman Associates as MEP consultant. Circle is appointed as Project Manager and Quantity Surveyor, providing oversight from early design stages to ensure the proposals respect the constraints of a Grade II listed property.

Our role includes managing programme, cost and risk while coordinating closely with the wider design team and local authority. A key challenge is navigating planning and listed building requirements within Paddington, where certain interventions are not acceptable. We support the project by advocating early engagement with a heritage and conservation officer, helping shape a design approach that aligns with council expectations while still meeting the client’s aspirations.

Grade II listed white stucco townhouse

On the ground floor, a central hallway links the formal front reception room with a generous dining space, where floor to ceiling French doors open onto a rear balcony and strengthen the connection to the outdoors. The lower ground floor is designed as a private retreat, accommodating the principal bedroom with dressing area and en suite, a second double bedroom with en suite shower room, and an additional reception space. Supporting functions such as a study, gym, utility room and further shower room are integrated seamlessly, ensuring the apartment meets modern expectations without compromising its historic fabric.

Every design move is informed by the building’s listed status and long term stewardship. Original architectural details are carefully preserved, while new interventions are intentionally understated and reversible where possible. The aspiration is to deliver a home that feels timeless rather than trend led, extending the life of the building and supporting sustainable reuse through thoughtful refurbishment rather than wholesale change. Circle’s involvement ensures that these ambitions remain grounded in realistic budgets, clear decision making and a deliverable programme through to the anticipated completion in Q4 2026.
