Lawrence Hall is one of Westminster’s most striking architectural landmarks, celebrated for its Art Deco character, dramatic parabolic structure and preserved historic features. Constructed between 1925 and 1928, the building was originally designed as an exhibition hall and has since evolved through a wide range of uses, including cultural events, filming and education. Today it operates as a sports centre for Westminster School, demonstrating a rare ability to adapt while retaining its architectural identity.
Awarded a gold medal by the Royal Institute of British Architects and designated Grade II* listed, the building’s significance lies as much in its pioneering reinforced concrete structure as in its expressive interior, from vaulted ceilings to original turnstiles. Circle Development was appointed to provide full project management, quantity surveying and contract administration services for essential fabric works, working alongside Kingsley Roofing as contractor. Our role is rooted in long term stewardship, ensuring the building continues to perform effectively while respecting the responsibilities that accompany its heritage status.

The works focus on safeguarding the long term performance of the roof and associated elements, which are fundamental to protecting the historic structure beneath. Existing roof coverings are removed and replaced with a liquid applied waterproofing system selected for its durability and its ability to respond to the building’s complex forms without intrusive alteration. Access scaffolding is carefully designed to enable safe working at height while remaining efficient, reversible and sensitive to the historic fabric.
The presence of asbestos, identified through survey work, requires meticulous planning and sequencing. Removal works are managed to ensure safety, regulatory compliance and minimal disruption within a building that remains in active use. As project manager, quantity surveyor and contract administrator, we provide continuity and control throughout the process, aligning programme, quality and statutory obligations with conservation priorities. This integrated approach supports a future in which Lawrence Hall continues to serve its community while retaining its status as a nationally significant architectural landmark.
