Brent Cross Town is set to become a vibrant new neighbourhood in northwest London, built around the core values of social connectivity, sustainability, and health and wellness.
Designed as a net zero carbon town, it aims to provide an inclusive environment where everyone can thrive. This ambitious regeneration project, a joint venture between Barnet Council and Related Argent, will bring 6,700 new homes, commercial offices, and extensive public amenities to the area. Currently under construction are 529 Build-to-Rent (BTR) units and 277 high-specification apartments for open market sale. Related Argent, known for landmark developments like King’s Cross in London and Hudson Yards in New York, leads the project alongside Barnet Council, with Circle appointed as Clerk of Works and Quality Managers for four phases, extending their collaboration with Related Argent.
Beyond housing, Brent Cross Town will offer workspaces for 25,000 people, a lively new high street with shops, restaurants, and leisure options, as well as schools and community facilities. Spanning 50 acres, the development will include parks, playing fields, and state-of-the-art sports facilities, making it a key destination in London for recreation and play.
Strategically located at the crossroads of north London’s road and rail networks, the new Thameslink station will connect Brent Cross Town to central London in just 12 minutes. This £8 billion project promises to set a new standard for sustainable urban living.

Plot 13, delivers 249 high-quality homes, purpose-built for renters. This project is part of the broader Brent Cross masterplan, which aims to create a modern, thriving community that will offer exceptional living standards, with excellent transport links and a host of local amenities.
Our role in this project as Clerk of Works & Quality Inspections ensures that every detail is carefully managed, and we are committed to maintaining the highest standards of quality throughout the construction process. From design to delivery, we are ensuring that these homes meet the needs of today’s renters while contributing to the overall regeneration of the area.
Plot 14 comprises 281 Built-to-Rent apartments and plays a key role in the wider regeneration of the area. The development will deliver three residential blocks, each rising to 12 storeys and covering a total area of 25,000m².
Using PCE’s advanced hyTower® system build solution and the principles of HybriDfMA, the scheme will see nearly 4,500 structural components pre-engineered by PCE’s design team and manufactured offsite. This approach involves collaboration with five specialist offsite manufacturers across the UK and Europe, with PCE’s innovative digital systems ensuring seamless coordination throughout.
As Clerk of Works and Quality Managers, our focus is on ensuring full project compliance and maintaining high standards through rigorous quality inspections, all while supporting innovation in modern construction.
The Delamarre, designed by Maccreanor Lavington, is a 170-unit residential building, inspired by the elegant Edwardian mansion blocks of Hampstead and Highgate. The construction team, led by Midgard, faced the challenge of maintaining Architectural integrity while incorporating sustainable construction practices. The building’s bay-fronted brick façade was meticulously crafted to reflect historical design cues while meeting modern energy efficiency standards.
Key to the construction was the integration of full-height windows and wrap-around terraces, ensuring ample natural light and airflow. The central residents’ courtyard garden required careful coordination, with landscape and construction teams working in parallel to deliver a tranquil communal space. The project is on track to welcome its first residents, with strong early demand driven by its timeless design and central green space.
The Ashbee, is a 107-unit residential building, designed by Squire & Partners to reflect the Arts & Crafts Architectural heritage of North London. Constructed by Midgard, the building features stepped brick façades that required precise craftsmanship to align with the design vision. The integration of balconies and terraces on upper levels presented challenges in ensuring structural integrity while achieving the aesthetic of openness and light.
Internally, the interiors, designed by Woods Bagot, draw inspiration from the Arts & Crafts movement, blending modern materials with traditional design principles. Rigorous quality checks were crucial to maintain the high standards expected, particularly with bespoke finishes and fittings. The building’s carbon footprint was minimised by employing innovative construction techniques, including the use of low-carbon materials and a district heating system, which eliminates the need for individual boilers.
