Block C at Rivermark is a 17-storey residential tower forming part of the wider Rivermark development in Poplar, East London. Set within a reimagined former bus depot along the River Lea, the scheme contributes to a broader masterplan of 530 homes delivered by Taylor Wimpey across three high-rise towers and four low-rise blocks.
Block C itself comprises 128 Build to Rent apartments—including 13 adaptable units—and is designed to provide a balance of modern living with shared amenity spaces. Amenities include a gym, co-working lounge, secure cycle storage, and electric vehicle charging, all positioned within a highly connected East London location.
The project team includes Heim (UK Residential Fund) as client, Taylor Wimpey as main developer, BM3 as lead architect, Stantec as structural and civil engineers, and Foreman Roberts as MEP consultants. Metropolitan also contributes as part of the delivery structure.

Originally designed for private sale, Block C is now being adapted for a Build to Rent model, offering 1 to 3-bedroom apartments with shared amenity areas and sustainable infrastructure. Its design merges East London’s industrial past with contemporary living—featuring retained brick façades from the site’s original tram sheds, landscaped podiums, and active public realms.
The development integrates sustainable solutions across all aspects—from a communal energy centre serving the whole site, to solar panels and brown roofs. It sits adjacent to a newly constructed river wall offering 120-year flood protection, demonstrating a long-term commitment to resilience and environmental responsibility.
Heim’s ESG framework sets ambitious targets across renewable energy use, biodiversity net gain, and the exclusion of fossil fuels—objectives this scheme is set up to meet through its design and delivery pathway.
We were first appointed in May 2025 to provide Technical Advisor services during Heim’s acquisition due diligence phase. Working to an exceptionally tight deadline, we undertook a robust assessment of design and compliance risks to support Heim in securing the asset.
Our role has since expanded into ongoing duties as Employer’s Agent and Clerk of Works—supporting quality delivery and ensuring the scheme’s progression aligns with Heim’s expectations. We continue to work closely with all parties to monitor on-site progress, uphold specification standards, and advocate for build quality that reflects long-term performance goals.
