We are proud to continue our relationship with Related Argent as Clerk of Works for Ferry Island, a key part of the wider Heart of Hale masterplan in Tottenham Hale, North London. This ambitious Build to Rent development represents the second and final phase of a 3.5-acre regeneration initiative, transforming the area with high-quality housing, leisure and retail space, and a vibrant public realm.
Designed by Allford Hall Monaghan Morris and being constructed by Midgard, the Ferry Island development will deliver 484 new homes across two main sites: 1 Ferry Island, a 12-storey building with 108 homes, and 2 Ferry Island, comprising two towers reaching up to 38 storeys and delivering a further 376 homes.
This phase of the development sits within a larger scheme which includes a total of 1,032 homes, new civic spaces, and vital community infrastructure, including a health centre and affordable housing in partnership with Haringey Council.

Ferry Island goes beyond residential construction to create a new urban destination for Tottenham Hale. Set to complete in Q4 2026, this development will provide not only much-needed homes but also enhanced public spaces, including three rooftop gardens and a major new pedestrianised civic square at the heart of the scheme.
Residents will benefit from the Island Club, an amenity-rich offering featuring a gym, screening room, lounge, games room, kitchen garden, sky garden, co-working and meeting spaces. Thoughtfully designed communal areas and generous outdoor spaces including balconies, terraces, and landscaped roof gardens further support a high standard of living.
Ferry Island also contributes to the area’s cultural and social fabric through an ongoing programme of public art, events and activities curated to enrich the local experience.
As Quality Managers, we are closely monitoring the quality and progress of construction across both Ferry Island buildings. Our team brings detailed oversight, helping to ensure that these architecturally significant buildings are delivered to the highest standard.
