Delivering a bold and bespoke transformation of a Grade II listed Chelsea townhouse

Set within the Royal Hospital Conservation Area in the Royal Borough of Kensington and Chelsea, this Grade II listed townhouse is undergoing a substantial transformation into a sophisticated, high-specification private residence.

Appointed at Stage 3, we at Circle Development are acting as the Contract Administrator, Project Manager, and Quantity Surveyor for this super-prime project. Working closely with Formation Architects, MHA Structural Design, and MEP Consultant SWP Ltd, the scheme has been crafted to seamlessly integrate modern interventions with heritage detailing, all tailored to the specific vision of our private client.

Planning permission was secured under delegated powers without a single objection, with particular praise from the borough’s design and conservation officers, a testament to the sensitive and design-led approach adopted by the entire team.

Building excellence from basement to rooftop

The property comprises a basement, ground, and three upper storeys, with extensive works across all levels totalling 3,100 sqft. Our remit includes managing the complexities of a basement excavation, underpinning, and extension, alongside the delivery of a striking ground floor addition clad in polished black Corian, a standout architectural feature that redefines the rear elevation.

Internally, the design reintroduces lost period details while offering contemporary elegance, visually linking the refurbished interiors to the redesigned rear garden. The scheme consolidates and enhances the character of the terrace’s rear façade, previously compromised by a series of alterations.

With the site located within a conservation area and the property being Grade II listed, navigating sensitive planning requirements and heritage constraints was critical. Additional project challenges included negotiating three party wall awards, requiring a strategic, measured approach to mitigate risk and maintain programme momentum. Construction began in 2025, with main contractor Size Group progressing on-site toward completion scheduled for Q3 2026
