Located close to the A40 Western Avenue and A406 North Circular Road, the development is positioned to provide efficient access across London and the wider motorway network. The site benefits from strong public transport connections, including Hanger Lane station within walking distance, helping support both operational efficiency and staff accessibility.

Simplifying complexity through coordination

Circle is providing Project Management, Quantity Surveying and Carbon Management services during the pre-planning stage, helping guide the development through technical coordination, Lifecycle Carbon, cost management and programme strategy. Our role includes supporting the transition from the original consented scheme into a more commercially responsive three-unit format while balancing the operational, planning and infrastructure constraints of the site.

The development requires careful consideration of retained trees, existing access arrangements from West Gate, HGV movements, a retained substation and a water-main easement. Through close collaboration with the wider consultant team, Circle is helping align planning, servicing, highways and technical design requirements to support a coordinated and deliverable outcome.

Sustainability forms a central part of the wider development strategy, with the scheme designed to deliver modern logistics accommodation alongside meaningful environmental enhancements.
