A touch of Manhattan meets South London

The BeCa is a striking residential development located on Old Kent Road, London SE15. With its 170 private sale apartments, including a mix of studios, one-bedroom, and two-bedroom homes, The BeCa mirrors the essence of New York’s Tribeca district. Designed by the renowned Farrells Architects, the design integrates bold industrial style with spacious loft-living apartments featuring raw concrete finishes, brushed steel, and natural light. The development is part of the broader Ruby Triangle masterplan, which, once completed, will deliver over 1,400 homes along with 150,000 sq ft of commercial space.

Developed by Avanton in partnership with Housing Growth Partnership (HGP), The BeCa is a key part of the regeneration of the Old Kent Road Opportunity Area. Situated on a former Carpetright store site, the development’s location is symbolic of the area’s ongoing transformation from an industrial zone to a cultural and creative hub. The project is also a catalyst for further regeneration in the region, which includes plans for over 20,000 new homes, schools, workspaces, and community health facilities.

As Clerk of Works for The BeCa we ensure the highest standards of construction and quality throughout the project. As Clerk of Works, Circle ensures that the development adheres to all technical specifications and planning requirements, with rigorous inspections carried out at every stage of construction. This role involved close collaboration with the main contractor, HG Construction, to ensure the construction practices met the highest standards.

Luxury living with sustainability at its core

The BeCa’s design is inspired by the iconic industrial loft apartments of Tribeca, New York. With 170 apartments set across two towers, the development features generous living spaces, high ceilings, and an abundance of natural light. Each apartment includes a private balcony and access to three communal rooftop terraces offering stunning panoramic views of the London skyline. Amenities extend beyond the apartments, with a co-working space, games room, gym facilities, and 22,195 sq ft of retail space on the ground floor, offering residents convenience and a sense of community.

Sustainability is at the core of the project, with The BeCa targeting a BREEAM “Excellent” rating. The building will include green spaces, energy-efficient systems, and a focus on reducing its environmental impact. Additionally, every resident will be provided with an e-bike and designated parking to encourage eco-friendly transport, contributing to the overall vision of creating a sustainable and thriving neighbourhood.
