30-32 Ludgate Hill is a heritage building in central London just moments from St Paul’s Cathedral. Originally built as a bank in the 1800s, it has more recently been used as small offices. Working with purpose-driven architectural studio Holland Harvey, HUB Cap are developing low impact proposals to give this building a new lease of life as short-stay accommodation.
The aim is to create a sustainable, low-carbon development that not only celebrates the building’s historical charm but also ensures a minimal environmental impact. It will be a striking example of how thoughtful redevelopment can breathe new life into an old structure while reducing its carbon footprint. The project team is a collaboration between developer HUB Cap, architects Holland Harvey, and us, Circle, providing essential lifecycle carbon and cost management expertise.
Together, we are working towards converting the existing structure into a high-quality, energy-efficient aparthotel with 14,715 sq ft of lettable space, a 22% increase in NIA from the original office configuration. The aparthotel will offer net zero carbon, all-electric living spaces in one of London’s most desirable tourist districts. The development will also feature a ground-floor café, revitalising the building’s connection to the bustling streets outside. Our involvement spans both carbon management and cost tracking, ensuring that the project aligns with the current LETI and RICS guidelines while striving to achieve BREEAM and WELL certifications.
Circle’s role in this project is centred on providing an in-depth lifecycle carbon assessment and work-in-progress cost trackers, which we update on a fortnightly basis. We support the client team by equipping them with crucial data, enabling informed design decisions that balance both carbon and cost. By closely tracking carbon movements, we ensure that the project meets its ambitious target of achieving GLA’s Aspirational A1-A5 embodied carbon. Through the strategic re-use of the existing structure, efficient design, and carefully selected materials, we are confident that this development will set a new standard in low-carbon, heritage-sensitive conversions in London. Our comprehensive approach to carbon and cost management is integral to the project’s success, ensuring both environmental sustainability and financial feasibility.
