A strategic redevelopment bridging the past and future of Old Street

Situated at the intersection of some of London’s most distinctive neighbourhoods, Finsgate House is an exciting redevelopment in the making. This large-scale mixed-use scheme will breathe new life into a trio of outdated commercial buildings, replacing them with energy-efficient residential, workspace and community uses designed for modern living and working.

Led by HUB in partnership with global investment firm H.I.G. Capital, the project sets out to create a new benchmark for professionally managed homes and offices, including 490 new homes and 4,000 sqm of workspace, with 10% of commercial floorspace offered as affordable workspace, alongside an enhanced public realm. Designed by AHMM Architects with master planning support from Urban Symbiotics, the development is rooted in community engagement, with a commitment to shaping a scheme that responds to the needs and aspirations of local residents and businesses.

With a prime location adjacent to Old Street Roundabout, the development will create much-needed homes, employment space and community facilities that are environmentally responsible and socially inclusive.

This transformation will replace inefficient and outdated office stock with a forward-looking, energy-efficient development that aligns with current expectations of sustainability, design quality and urban impact. With excellent connectivity and local amenities, the scheme is poised to become a valued asset within one of London’s most dynamic boroughs, supporting both economic activity and community wellbeing.

As the Quantity Surveyor and Carbon Manager for Finsgate House, we at Circle Development are proud to contribute to the project’s ambition of delivering a low-carbon, high-performance development. Our work involves carrying out a detailed Life Cycle Assessment (LCA) to quantify and manage the embodied carbon associated with construction materials and processes.

By prioritising material re-use, recommending low-impact alternatives, and modelling operational performance across a 490-home, mixed-use scheme, we are helping shape a strategy that supports long-term environmental goals while maintaining commercial viability. Our involvement ensures that sustainability is embedded from the earliest stages, delivering value not just to our client but to the wider community and environment.
