We’re excited to announce that HUB, in collaboration with Bridges Fund Management, has submitted the planning application for the Pines Way Build-to-Rent (BTR) development in Bath.

This marks a major milestone for the transformation of the 4.5-acre former Homebase site, located just a short walk from the city centre, as part of the wider Bath Western Riverside regeneration.

The proposed scheme will deliver 275 BTR homes, 180 shared living units, and over 10,000 square feet of commercial and amenity space, creating a vibrant mixed-use community. With enhanced public realm areas and new pedestrian and cycle routes, Pines Way aims to improve connectivity while contributing to the local economy and sustainability goals.

Community Engagement and Sustainability at the Core

One of the key aspects of this project has been the extensive community engagement carried out throughout the planning process. Over 1,000 local residents participated in four community events, offering feedback and shaping the vision for Pines Way. This engagement has helped ensure that the development aligns with the needs of the local community, while also enhancing the area’s public realm and infrastructure.

Sustainability is at the heart of the Pines Way proposal. The development will use high-efficiency air source heat pumps, making the development net-zero operational carbon. Each home will achieve at least an EPC B rating, with Shared Living units targeting an EPC A. The commercial spaces are set to meet BREEAM Excellent standards, and the development overall will deliver a biodiversity net gain of 30%, surpassing policy requirements.

The design, created by JTP Architects, adopts a fabric-first approach to minimise energy consumption and reduce carbon emissions. It also aims to achieve a four-star Home Quality Mark, ensuring that the homes are built to the highest standards of quality, comfort, and sustainability.

What’s Next?

With the planning application now submitted, we are awaiting the decision from B&NES Council. If approved, the project will move into RIBA Stage 3 design, tendering and procurement will begin and then construction is expected to commence shortly thereafter. The next phases will focus on refining the design, securing necessary permissions, and preparing the site for development.
