We are pleased to announce the practical completion of the ground floor resident amenity spaces at The Draper, Beaufort Park, delivered for Long Harbour alongside fit out contractor Tekne, with Circle acting as Employers Agent and Quantity Surveyor.

The Draper forms part of the final phase of the wider Beaufort Park masterplan in Colindale, North West London. The development delivers 370 homes within a 25 acre neighbourhood designed around landscaped green space, active travel, and long term community growth. Alongside new homes, the wider scheme includes commercial space for retail, offices, a nursery, and hospitality uses that support local employment and neighbourhood activity.

Creating community at ground level

The completed 10,000 sq ft ground floor amenity offer includes co working areas, residents’ lounges, private dining spaces, a gym, and external terraces designed to support flexible living, wellbeing, and social connection. The arrival of Dear Coco Coffee within the retail frontage further strengthens the relationship between residents and the surrounding neighbourhood, helping create an active and welcoming destination throughout the day.

The amenity spaces have been carefully designed to balance focused work environments with spaces for relaxation and community interaction. Materials, layouts, and operational requirements were coordinated to create spaces that are durable, welcoming, and highly functional for everyday use, supporting the long term success of the wider development.

As Employers Agent and Quantity Surveyor, Circle oversaw delivery through to practical completion in May 2026, working across multiple stakeholders and fit out packages within a live and evolving development environment. Our role included programme coordination, risk mitigation, quality control, and project communication to support the successful delivery of interconnected resident amenity spaces aligned with the wider vision for Beaufort Park.

The project required close collaboration across the fit out, operational, and wider development teams to maintain programme certainty while coordinating multiple spaces with differing operational and technical requirements. Through a proactive and detail focused approach, we helped simplify delivery complexity while supporting high quality project outcomes.

The Draper reflects the growing importance of shared amenity provision within the co-living and Build to Rent sector, where high quality communal spaces increasingly shape resident experience, wellbeing, and long term community value.
