We are pleased to share that Systems at 43 Brook Green has reached practical completion, marking a major milestone in the transformation of one of West London’s most distinctive workplace buildings.
Originally known as the former EMI Headquarters, Systems has been carefully reimagined into a future focused Grade A office development that brings together heritage retention, low carbon design and contemporary workspace experience. The redevelopment preserves the character and legacy of the original 1930s structure while introducing new rooftop extensions, landscaped terraces, upgraded amenities and flexible office accommodation designed for modern occupiers.
Congratulations to the entire project team who helped bring this landmark redevelopment to completion. Systems was developed by General Projects, designed by Buckley Gray Yeoman, delivered by main contractor Bennett Construction, with Whitby Wood as Structural and Civil Engineer and RED MEP as MEP Consultant. The project reflects a collaborative approach across the full consultant and delivery team, balancing technical complexity with long term sustainability ambitions.
As Quantity Surveyor, Circle supported the project through cost planning, tendering and procurement, helping guide the commercial delivery of the refurbishment, repurpose and extension works. From early strategy through to completion, our role focused on maintaining clarity, value and precision across a highly considered retrofit and redevelopment scheme.
A new chapter at Brook Green
Designed around the principles of retention and regeneration, Systems delivers 120,000 sq ft of Grade A workspace alongside retained façades and exposed concrete structure, contributing to an estimated 9,500 tonnes of embodied carbon savings. The redevelopment also introduces new rooftop extensions, landscaped terraces, green roofs, wellbeing focused amenities and flexible workspaces supported by fully electric building systems and self generated energy.
The practical completion milestone follows the project’s topping out celebration, which marked the completion of the highest structural point on the development and recognised the collective effort behind the transformation of the building. Seeing the scheme progress from retained structure through to completed workplace has been a significant achievement for everyone involved.
