We are pleased to announce that we attended the topping out ceremony at Mantle Yard, Baltic Street, to celebrate the final of the development’s six buildings reaching its full height and marking a significant milestone as works continue towards completion ahead of the 2027/28 academic year.

Delivered by HUB, Bridges Fund Management and Housing Growth Partnership as development partners, we have supported the delivery of this landmark scheme as Carbon Managers, Employer’s Agent, Quantity Surveyors, Life Cycle Costing consultants, and Clerk of Works collaborating closely with McAleer & Rushe as main contractor, MLA as architect, Civic as structural and civil engineer, Atelier Ten as MEP consultant and the wider project team.

Located in the heart of Leith, adjacent to the recently completed tram extension and Edinburgh’s historic docklands, Mantle Yard will deliver 604 student beds across six buildings, alongside affordable housing, affordable retail units and digital co-working space, creating the largest purpose-built student accommodation scheme on a single site in Edinburgh.

The development carefully integrates and restores a rare collection of Category B-listed industrial buildings within the Leith Conservation Area, preserving an important part of the area’s industrial heritage while introducing contemporary architecture inspired by the historic warehouses and former gasworks that once occupied the site. Arranged around landscaped public spaces and extensive shared amenities, the scheme has been designed to create a vibrant campus-style environment that supports both student wellbeing and the wider community.

Reaching this milestone represents a significant step forward for this ambitious regeneration project, with construction continuing across both the new-build and retained heritage elements.

Delivering complex heritage-led development through integrated expertise

Mantle Yard brings together large-scale student accommodation, heritage restoration and mixed-use placemaking within a constrained urban environment, requiring a carefully coordinated approach throughout design, procurement and construction.

As Carbon Managers, Employer’s Agent, Quantity Surveyors, Life Cycle Costing consultants and Clerk of Works, we have provided integrated support throughout the project lifecycle. Our role has included managing the procurement of extensive surveys to facilitate the progression of the retained listed buildings through design development, helping to manage risk and support informed decision-making at every stage.

The project has also involved the procurement and management of four separate contracts covering remediation, archaeological works, demolition and main construction works, ensuring an efficient and coordinated delivery strategy across the wider development. Alongside the new-build elements, the restoration and integration of the historic structures has required close collaboration across the project team to balance heritage conservation, commercial objectives and programme certainty.

By combining cost management, procurement strategy, contract administration, risk management, carbon management and whole life cost advice within a single integrated team, we have supported the successful delivery of this complex regeneration project while helping to maximise value and maintain delivery certainty.

We look forward to continuing to support the project team as Mantle Yard progresses towards completion and begins its next chapter as a major new destination for student living in Edinburgh.
