After 6 brilliant years on Duke Street, we’re levelling up. Here’s the story behind our move to One Bedford Street in Covent Garden and what it means for the future of Circle.
From humble beginnings in 2018, Circle has grown through determination, big ambition and the backing of brilliant clients and team members. Over the past 6 years, Duke Street has served us well. It has been home to some of our proudest moments including industry recognition and landmark project wins. That includes developing the UK’s largest forward funded purpose built student accommodation scheme and delivering over 10,000 residential apartments across the country.
But growth needs space. Our team has expanded, our portfolio has evolved and our ambitions are only getting bigger! As we look ahead, it is time for a space that better reflects who we are today and where we are going next.
Why the move matters
We’re moving from Duke Street to Bedford Street. Just off The Strand, in the heart of Covent Garden, our new spot places us in one of London’s most vibrant and iconic neighbourhoods, a lively, creative hub surrounded by historic architecture, cultural institutions, and a wealth of food, retail and transport connections on our doorstep.
The new space gives us a fresh home to grow into with a larger floor plate of 4,000 sqft. It allows us to bring more of the team together and better support how we work every day.
As a business that plays an active role on site, being present when we are at our desks is just as important. This new space is designed for that. Whether we are delivering projects, catching up as a company or marking key milestones with clients, we have created a place that is welcoming, collaborative and built around how we work best.
Designed for how we work
At Circle, we believe that simplicity drives clarity and collaboration powers results. That belief is built into every corner of our new home. We now have a large open plan workspace that encourages conversation, idea sharing and problem solving. Breakout zones give our team the space to step back, reset and recharge. We have added more meeting rooms than ever before, each designed to suit different ways of working, along with a sizeable boardroom where we can host clients and partners with confidence.

This move is a reflection of our Circle approach. One team, working as a true extension of our clients, bringing energy, rigour and accountability to every project. We merge skill sets, challenge norms and focus on the detail that drives better outcomes.
And because we are proudly sentimental, each meeting room is named after one of our past office locations. When you spot one, ask us about it. Every name has a story behind it.
What comes next?
This move is not just about square footage. It is about backing our people, setting ourselves up for the future and being ready to meet the needs of the industry head on.
The new office is currently being branded and yes, it is green. It is bold, fresh and very Circle.
In the near term, the space gives us room to welcome new team members, host more of our clients and do our best work. Over the next two years, we will continue expanding our offer, deepening our expertise in Carbon Management and staying ahead of legislative and technological change. Our focus remains on being a bold voice in the industry and a trusted partner to the clients and communities we serve.
