Soft strip works reach practical completion at Greyfriars House

We’re pleased to confirm that soft strip works at Greyfriars House in Reading have now reached practical completion. This key milestone marks the end of the enabling phase, which included the careful removal of wiring, pipework, finishes, flooring, suspended ceilings, and all mechanical and electrical plant. These works have successfully prepared the building for full demolition, which is due to take place later this year.

Transforming Greyfriars House into a modern co-living space

Led by Elder, the Greyfriars House development is set to become Reading’s first co-living scheme—a significant regeneration project that will see a vacant office block near the train station reimagined into 266 high-quality units, along with a range of shared amenities including a gym, co-working spaces, and rooftop gardens.

We are proud to be acting as Employer’s Agent, Project Manager, and Quantity Surveyor on this landmark scheme. From early-stage feasibility through to detailed cost planning and risk management, we’ve worked closely with the full design team—including Darling Associates Architects, Meinhardt (structural and civil engineer), and Form (MEP consultant)—to help ensure the scheme remains commercially viable while achieving its design and sustainability ambitions.

Greyfriars House will also integrate a number of low-carbon features including solar panels, air-source heat pumps, and a biodiverse roof, targeting an excellent BREEAM rating and delivering a 10% biodiversity net gain. The development aims to foster social connection, enhance local amenities, and support wider economic growth in the town centre.

What’s next?

With the strip-out now complete, focus shifts to the full demolition phase, clearing the way for construction to begin on this exciting new chapter for Reading. Site logistics and programme planning are already in motion, with a continued focus on minimising disruption in this well-connected and vibrant area.
