We are pleased that Chords has received unanimous planning approval from the London Borough of Southwark. Hub and H.I.G. Capital’s 1.2 acre mixed use scheme in Elephant and Castle, designed by Allford Hall Monaghan Morris, will deliver 695 co-living homes, affordable homes for social rent, a major NHS health centre and active ground floor amenity across three buildings.

We are proud to be part of the consultant team supporting Hub and H.I.G. Capital on the delivery of Chords, working alongside architects Allford Hall Monaghan Morris, landscape architects Gillespies and structural engineers Robert Bird Group. Our role as Quantity Surveyors and Carbon Managers places us at the centre of cost management and whole life carbon strategy for this major mixed use development, where we are providing full cost consultancy services alongside detailed Life Cycle Assessment to support both commercial delivery and sustainability outcomes.

The unanimous planning approval represents a significant milestone for this 1.2 acre site and marks the final plot within the wider Elephant Park masterplan, concluding more than a decade of regeneration across the 10 acre neighbourhood. The development will deliver 695 purpose built co living homes alongside onsite policy compliant affordable homes for social rent, including family homes, helping to meet London’s housing needs while supporting a diverse residential community.

Chords will deliver a major NHS health centre located across the ground and first floors of one of the buildings, responding to the growing demand for healthcare infrastructure in Elephant and Castle. The scheme also introduces active ground floor uses and new public realm designed to strengthen connections with the surrounding neighbourhood, while landscaped amenity spaces including a shared podium courtyard, children’s play space and rooftop terraces will provide high quality shared environments for residents. The landscape and public realm strategy achieves significant biodiversity net gain and strengthens the environmental value of the site while encouraging community use and activity.

The project benefits from a highly accessible location within Elephant Park, close to established retail, leisure and community amenities, as well as major transport connections including Elephant and Castle station. The development also sits close to key educational institutions and forms part of a well established mixed use neighbourhood that continues to evolve.

Delivering value through integrated cost and carbon expertise

Through our dual role we are supporting the delivery of this complex urban regeneration scheme by aligning cost certainty with carbon reduction. Our work includes detailed cost planning, value management and whole life carbon assessment to support informed design decisions and help reduce embodied and operational carbon across the development lifecycle. By integrating cost consultancy with carbon management we are able to help balance commercial viability with environmental performance, supporting the delivery of energy efficient homes and community infrastructure. This approach allows us to help clients make informed decisions that support both financial performance and long term sustainability.

Chords represents an important step in the continued evolution of Elephant and Castle and demonstrates how mixed use and co-living developments can support sustainable urban growth while delivering essential social infrastructure.
