Wood Lane, developed by HUB in partnership with Women’s Pioneer Housing, has achieved practical completion, delivering 209 co-living apartments, 60 affordable homes and new office space in West London. The milestone marks the successful handover of the development, bringing new residential accommodation to a complex urban site.

Located in the London Borough of Hammersmith & Fulham, Wood Lane (YardHouse) achieved practical completion on 13 October 2026, marking the successful handover of the development to City Developments Limited and Women’s Pioneer Housing.

Developed by HUB in collaboration with Bridges Fund Management, Women’s Pioneer Housing and City Developments Limited, the project has transformed a site previously accommodating 36 bedsits into 269 new homes.

The scheme comprises 209 co-living studios within a 16-storey tower, with shared amenity spaces to be operated by Moda Living, alongside 60 one-bedroom affordable homes for single women at a mix of social and intermediate rent. The development also provides approximately 5,000 sq ft of new office space, including a new head office for Women’s Pioneer Housing.

We provided Quantity Surveying, Employer’s Agent, Clerk of Works and Quality Management services, working alongside architect Allford Hall Monaghan Morris, structural and civil engineer Whitby Wood and MEP consultant Skelly & Couch to support the delivery of this complex residential development.

Navigating complexity through integrated expertise

Situated on a triangular site bordered by a London Underground railway line and road bridge, Wood Lane presented significant technical and commercial challenges requiring careful planning and coordination throughout its delivery.

Our integrated team provided oversight of cost planning, procurement, technical coordination and construction delivery. During the early feasibility stages, we undertook detailed cost studies to assess the viability of the co-living accommodation, advising on building height and façade options to achieve cost efficiencies.

Working closely with the consultant team, we also coordinated technical solutions to address the site’s constraints, including a centralised ventilation strategy responding to air quality considerations and temporary works arrangements designed to protect neighbouring transport infrastructure.

Throughout construction, our Clerk of Works and Quality Management teams provided independent quality oversight, monitoring workmanship, identifying defects and supporting compliance with project specifications and quality standards through to practical completion.

The successful handover further strengthens our established residential and living portfolio, with a strong pipeline of co-living developments progressing towards delivery over the coming years.
