We have been appointed by Sunrise Real Estate as Project Manager, Quantity Surveyor and Carbon Managers on Pulse, a new industrial and logistics development in Park Royal designed to deliver flexible last mile space within one of London’s most connected logistics corridors.
The wider consultant team includes Stephen George + Partners as Architect, Burrows Graham as Structural and Civil Engineer, MCS Group Ltd as Contractor and Iceni Projects as Planning Consultant.
The scheme will deliver a three-unit terraced logistics development designed to provide flexible, high-performing industrial accommodation within one of London’s most established logistics locations. Replacing a previously consented single-unit arrangement, the updated approach has been developed to support a broader range of occupier requirements while strengthening the long term commercial viability of the site.
Located close to the A40 Western Avenue and A406 North Circular Road, the development benefits from strong connectivity across London and the wider motorway network, while Hanger Lane station provides direct public transport access for staff and visitors. The scheme has been designed to support modern operational requirements alongside improved accessibility, sustainability and long term resilience.
The proposed development will provide more than 106,000 sq ft of industrial and logistics accommodation across three units, with an 18m minimum internal eaves height, EV charging provision and a range of sustainability-focused enhancements integrated throughout the wider masterplan.
Precision through early stage delivery
Our role includes providing Project Management, Quantity Surveying and Carbon Management services during the pre-planning stage, supporting the development through technical coordination, Lifecycle Carbon and programme management and cost strategy. Working closely with the wider consultant team, we are helping align planning, servicing, highways and technical design requirements to support a coordinated and deliverable outcome.
The development requires careful consideration of retained trees, existing access arrangements, HGV movements, a retained substation and a water-main easement. Through an integrated approach, we are helping manage these constraints while supporting the transition into a more flexible and commercially responsive multi-unit scheme.

Sustainability forms a key part of the wider development strategy, with the proposals designed to balance operational performance alongside environmental enhancement.
