Progress continues at The BeCa, a distinctive residential development by Avanton and Housing Growth Partnership, delivered by HG Construction, where we at Circle Development are providing Clerk of Works services to support quality and compliance across the build. Construction is advancing steadily across the development, with significant progress being made to both the external and internal spaces.

Façade first fix works are progressing across the building elevations, with insulation and fire barrier installation underway ahead of the subsequent brickwork phases.

Internally, mechanical and electrical installation works are advancing across apartments and corridors. Sprinkler system installation is also ongoing while ductwork installation continues alongside the application of fire protection measures. Across the apartments, second fix carpentry and pre decoration works are progressing well. Kitchen installation has been completed in some areas while first fix carpentry continues in others. Kitchen and mechanical and electrical second fix works are also progressing across multiple apartments as the scheme continues to move through the construction programme.

Elsewhere across the building, party wall construction has been completed, window installation is continuing, and riser blockwork installation is progressing. Pod units have arrived on site, and structural framing system installation is approaching completion in key areas of the building.

A distinctive residential development for South London

The BeCa is a striking new residential development located in London SE15 that will deliver 170 private sale apartments across two architecturally distinctive towers. The homes include a mix of studio, one bedroom, and two bedroom apartments designed to reflect the character of New York’s Tribeca district. Designed by Farrells, the development blends contemporary architecture with industrial inspired interiors. Raw concrete finishes, brushed steel details, and large windows maximise natural light while generous balconies and rooftop terraces provide views across the London skyline.

The development forms the first phase of the wider Ruby Triangle masterplan, a major regeneration project that will deliver more than 1,400 homes alongside 150,000 sq ft of commercial space. Located on the site of a former Carpetright store, The BeCa plays an important role in the wider transformation of the Old Kent Road Opportunity Area, which is set to become one of London’s most significant regeneration corridors.
