We are pleased to celebrate an important delivery milestone at Snelsmoor Grange, with a total of 18 properties successfully handed over to Long Harbour within just 4 weeks.
Delivered by Bellway Homes, we are supporting the development as Technical Advisor and Fund Monitor, providing independent technical oversight throughout the project lifecycle.
The first tranche of homes, comprising plots 280 to 283 and 428 to 433, achieved Practical Completion on 8 July 2026. This was followed by a second tranche, comprising plots 270 to 275 and 424 to 427, on 24 July 2026. The rapid succession of handovers reflects the collaborative approach taken across the project team and marks an excellent achievement for everyone involved.
Snelsmoor Grange forms part of the wider Holbrook Park development in Chellaston, Derby, a major residential masterplan that will deliver approximately 800 homes across two phases. The scheme has been designed to create a sustainable and well-connected community, offering a range of one to four-bedroom homes alongside extensive green infrastructure, transport connections and local amenities. Located less than 15 minutes from Derby city centre, the development benefits from excellent connectivity across the East Midlands while providing residents with access to schools, leisure facilities and open space.
Providing confidence throughout delivery
Our involvement at Snelsmoor Grange commenced with the technical due diligence process on the Development Agreement and has continued through our appointment as Technical Advisor and Fund Monitor. Drawing on our extensive experience delivering residential developments as Employer’s Agent, Technical Advisor and Fund Monitor, we provide independent technical review and project monitoring services that help manage risk, protect stakeholder interests and support the successful delivery of high-quality residential assets. Working closely with the wider project team, we provide assurance throughout the development process and support informed decision-making at every stage.
The development incorporates a range of sustainability measures, including photovoltaic panels on selected homes and electric vehicle charging infrastructure across all plots, reflecting the increasing importance of delivering energy-efficient and future-focused residential communities.
The completion of the first homes represents an important milestone for the project and marks the beginning of the delivery of a new neighbourhood designed for long-term ownership, occupation and investment.
