HUB’s Mantle Yard scheme in Leith, Edinburgh, delivered in joint venture with Bridges Fund Management and HGP, has reached a significant stage on site. The largest building within the development has now topped out, while piling works within the heritage buildings have been successfully completed.

Construction is well with McAleer & Rushe on site. The largest of the six blocks at Baltic Street has reached its full height, with roof trusses now in place and first fix partitions underway internally. The works are progressing well towards a completion in summer 2027.

Work within the retained heritage structures is also moving forward. Piling operations inside these buildings are now complete, ground beams are being installed, and the careful restoration of the existing stonework has begun. This marks an important step in bringing these historic elements back into active use.

Alongside construction progress, HUB has appointed Fresh to mobilise, market, lease and operate the scheme. Their portfolio includes over 60 student living schemes, including one in central Edinburgh.

The development remains on track for completion ahead of the 2027 to 2028 academic year.

Transforming a historic site at the heart of Leith

Mantle Yard is a major new 604 bed student living development in the heart of Leith, set beside the tram extension and close to Edinburgh’s historic docklands. Once complete, it will become the largest purpose built student accommodation scheme on a single site in the city.

The name Mantle Yard reflects the site’s history as a former gasworks and naval yard, drawing on the mantle used in gas lighting that once illuminated Edinburgh. That sense of heritage continues to shape the development today. A collection of listed industrial buildings is being carefully retained and restored, sitting alongside new architecture that responds to the character of the original warehouses.

Arranged around a landscaped central square and courtyard gardens, the scheme is designed as a campus style environment that supports both study and wellbeing. It brings together student accommodation with a mix of shared spaces, alongside affordable housing, retail and workspace that contribute to the wider community.

Our role has been to support delivery across multiple fronts, acting as Carbon Managers, Employer’s Agent, Quantity Surveyors and Life Cycle Costing consultants. We have worked closely with the wider team to manage risk, coordinate complex procurement packages and guide the project through key design and construction stages.
