Six-acre canal-side site, with 200m of waterside space, which will help make it an attractive rejuvenated place that’s a mix of creative workspace, residential, and leisure.

The canalside brownfield site in Birmingham presents opportunities and risks, acting as quantity surveyor and employer’s agent, we outlined the most cost-effective route to mitigating the risks, managing complex site investigation works.
Site constraints for this project include an existing bus garage that operates 24/7, ex-gasworks structures still in place below ground, a nearby canal and the 14m culvert that crosses the site, the exact position of which was undocumented.

We procured and managed intrusive surveys across the whole site, using the findings to improve the cost estimates for construction works and to define the extent of gasworks decommissioning that will be required. Circle also procured and coordinated de-watering works for the culvert, followed by locational and condition surveys. This early-stage input helped the design team find the best solutions.

Our relationships with local Birmingham contractors helped us give depth to the project’s cost plan, as we were able to compare cost data with them for key elements of the overall scheme. A masterplan hybrid planning application for the project has now been submitted.
