We’re excited to share Hub’s Build to Rent Scheme Leeds II (also known as Latitude Blue) phase 2 has reached practical completion delivering 488 new homes.
Practical Completion has now been achieved at Leeds II, the second phase of the landmark Build to Rent (BTR) development in central Leeds. Delivered in partnership with Bridges Fund Management, and forward funded by Realstar Group to be operated under the UNCLE Living brand, this phase adds 488 high-quality homes to the scheme, bringing the total number of new homes across the site to 951.
The project was led by developer Hub, working alongside architect Carey Jones Chapman Tolcher (CJCT), contractor RG Group, structural and civil engineer Robert Bird Group, and MEP consultant Max Fordham LLP. Circle was proud to support with our full suite of services, acting as Carbon Manager, Quantity Surveyor, Employer’s Agent, Quality Manager and Clerk of Works, helping to deliver this ambitious scheme to programme and within budget.
This milestone reflects what’s possible when the right ingredients align: institutional funding, enabling legislation and a pro-development local authority. The result is a high-quality, design-led development delivered at pace, with the entire scheme completed in under five years!
Raising the bar in Leeds housing delivery
Leeds II sits on the historic site of the former Doncaster Monkbridge Iron and Steelworks, and forms part of a wider mixed-tenure canalside regeneration. The new 31-storey tower provides 488 Build to Rent apartments, all fully electrically heated, with access to extensive amenity space including a rooftop lounge. A landscaped podium garden sits above car and cycle parking, with 22 car bays and 372 cycle spaces provided. The development is set to connect to the city centre via the future Holbeck Viaduct Project, a landscaped walkway repurposing the Grade II listed viaduct.
Circle was appointed at feasibility stage, providing early cost planning support and helping to shape a deliverable design. We led a competitive two-stage tender process and worked closely with main contractor RG Group to coordinate Stage 4 design and forward funder input, maintaining alignment with the original PCSA cost plan. Our team played a key role in rationalising the building levels and optimising façade performance through early supply chain engagement, while ensuring quality delivery on site from start to finish.
With Leeds II now complete, the development stands as a testament to successful collaboration, smart delivery, and what can be achieved when ambition meets execution.
