The Shore Station development in Leith, led by HUB, Bridges Fund Management and HGP, has reached a key construction milestone. This significant moment marks the transition from groundwork to superstructure on this major regeneration project, signalling real momentum for the scheme.
Piling is now complete across all new-build blocks, and ground floor slabs have commenced. All three cranes have been erected on site and the first structural columns have been poured, enabling the superstructure to rise. Off-site bathroom pod production is also underway. Main contractor McAleer & Rushe continues to drive progress forward on site.

Transforming a historic site at the heart of Leith
Located on Baltic Street in Edinburgh, adjacent to the new tram stop and overlooking the historic dockyards, Shore Station is a high-impact, mixed-use development that will bring new life to a key part of Leith. The scheme will deliver purpose-built student accommodation, retail units and a digital co-working space.
The site includes a rare group of Category B-listed industrial buildings within the Leith Conservation Area. These heritage buildings are being carefully retained and integrated into the new development. Designed by architects MLA, the project blends sensitive conservation with contemporary design, including new structures clad in stone, brick and zinc that reflect the area’s historic industrial character.
What’s next?
With the superstructure now underway, the next phase of construction will be topping out when the frames reach their full height.
The project reflects a shared commitment to delivering lasting social value, sustainable placemaking and a vibrant future for this evolving part of Edinburgh.
