We are proud to announce that the building contract has been formally signed for the Thistle Street Aparthotel, with Taylor & Fraser now progressing on site. The project will transform a listed warehouse in Edinburgh’s New Town into a modern, low-carbon aparthotel.
Led by HUB Capital and designed by O’Donnell Brown, the Thistle Street scheme will deliver 72 high-quality aparthotel units through the sensitive retrofit of a 19th-century building. Located within the New Town Conservation Area and the Edinburgh World Heritage Site, the development is a strong example of sustainable urban regeneration through respectful reuse.
Balancing conservation with contemporary function
Originally constructed in 1838, the building retains key architectural features including its vaulted basement and traditional stone façade. The design introduces modest but impactful interventions to improve functionality, light, and accessibility, while celebrating the building’s historic character.
We have been appointed as Quantity Surveyor, Employer’s Agent and Clerk of Works, supporting the client from early feasibility through to contract delivery. Our role has included cost management, procurement strategy and quality oversight throughout the design and pre-construction phases.
This is a complex retrofit involving a structure with limited historical documentation and layered construction history. It is a project that highlights the potential of listed buildings to be adapted for contemporary use while delivering on low-carbon objectives.

With construction now underway, we will continue to take an active role in ensuring quality, programme and cost control, supporting the delivery of a scheme that respects its heritage setting while meeting modern operational standards.
The aparthotel is expected to complete in 2026, introducing a new hospitality offer to the heart of Edinburgh’s city centre.
