We have been appointed as Employer’s Agent and Quantity Surveyor by Halcyon Development Partners and Mitheridge Capital Management on Hardess Yard, a major mixed-use co-living and light industrial development in Loughborough Junction, London.
Hardess Yard will deliver 320 co-living homes alongside a separate three-storey light industrial building, supported by significant public realm improvements. The development transforms a collection of outdated industrial units into a phased, mixed-use scheme that balances new housing delivery with the retention and enhancement of industrial space. The project responds to local planning policy and reinforces the area’s role within Lambeth’s Creative Enterprise Zone, while benefiting from strong transport connections and proximity to London’s education institutions.
Our combined role as Employer’s Agent and Quantity Surveyor allows us to provide strategic client representation alongside rigorous cost management. During the pre-planning stage, we are supporting the development of a realistic procurement and delivery strategy for a highly constrained site bordered by active railway lines. Our input includes advising on buildability, logistics and programme risk, as well as testing design solutions to ensure cost certainty and long-term value. This includes shaping façade strategies that balance architectural intent with construction practicality and commercial robustness.
We are working closely with Halcyon Development Partners and Mitheridge Capital Management, alongside HTA Design as architect, Hayne Tillet Steel as structural and civil engineer, Integration as MEP consultant and Maddox Planning. This collaborative approach ensures that design, planning and technical considerations are aligned from the earliest stages.
