Adrian House at Westminster School is now on site, marking a significant milestone in the continued evolution of Westminster Under School.
SM5 are progressing on site, working in collaboration with Westminster School and Westminster Under School, Burrell Foley Fischer as Architect, Price & Myers as Structural and Civil Engineer, and Couch Perry Wilkes as MEP Consultant, we are delivering Employer’s Agents, Project Management, Quantity Surveying, and Clerk of Works services for the full renovation of this important building.
Guiding delivery within a historic setting
Located in Westminster, London, adjacent to Vincent Square within the Vincent Square Conservation Area, Adrian House holds local architectural value and plays a central role within the Under School estate. The comprehensive renovation will create modern, flexible and sustainable spaces for students, supporting the expansion of provision to include children from Reception. While introducing contemporary educational environments, the project carefully preserves the building’s historic character.
Although the building itself is not listed, its conservation context and adjacency to surrounding residential and office buildings require sensitive coordination and robust programme management. External areas include a stepped entrance from Vincent Square, sunken basement lightwells and an arrival yard off Douglas Street. These constraints, alongside shaded outdoor conditions and a live school environment, demand detailed planning and precise delivery.
As Employer’s Agent, Project Manager and Quantity Surveyor, supported by our Clerk of Works teams, we oversee the entire project lifecycle from design through to completion. Our role ensures clear governance across programme, contractual management, coordination and quality control, while maintaining close collaboration with all stakeholders. Operating within term time constraints, we apply structured site management and strong programme discipline to minimise disruption and safeguard the learning environment.
Building on a strong partnership
This project builds on our long standing relationship with Westminster School, following the recent practical completion of Chapter House, a transformative addition to the Under School estate supporting full co education from September 2026. Our continued involvement across multiple buildings reflects the trust placed in our team and our ability to deliver complex education projects within constrained urban sites.
Adrian House is scheduled for completion in summer 2026 and will play a vital role in shaping the next phase of the School’s development, enhancing the educational experience for generations to come.
