We are pleased to share that Hub has submitted plans to Southwark Council for the final plot in the Elephant Park masterplan, a transformative 1.2-acre mixed-use scheme in Southwark.
Designed by Allford Hall Monaghan Morris and Gillespies, the scheme will deliver 678 co-living homes, social housing, and a new community health hub. At Circle, we are proud to be acting as Quantity Surveyors and Carbon Managers on this ambitious project. Over the past six months, we have worked closely with the team to refine the design, establish a robust construction programme, and finalise the overall budget in preparation for the planning application.
Delivering a new community in Elephant & Castle
The development comprises three buildings featuring co-living homes, social housing, and a community health hub, all anchored by active ground-floor amenities. The landscaped public realm seamlessly connects to the existing Elephant Park, enhancing the local environment and community experience.
A new community health hub addresses a long-standing need for improved healthcare facilities in the rapidly growing area, benefitting from excellent transport links. Residents will enjoy a shared podium courtyard accessible from all buildings, complete with a dedicated children’s play area. Additionally, two rooftop terraces provide elevated views and communal spaces to foster social interaction.
The public realm prioritises permeability, greening, and vibrant active frontages to encourage community engagement and improve connectivity. Generous cycle storage supports sustainable transport, while the car-free development includes policy-compliant parking solely for affordable homes and healthcare use.
