Circle has been appointed by Greystar as Quantity Surveyor for Waterbeach, a 387 home build to rent development that marks the launch of Greystar’s UK garden-style rental housing strategy.
Waterbeach will deliver 387 professionally managed build to rent homes, creating Greystar’s first UK garden-style rental community and introducing its internationally proven rental housing model, adapted for the UK market. Backed by Greystar Equity Partners Europe II (GEPE II), Europe’s largest residential fund, the development will provide a mix of market and Discounted Market Rent homes alongside landscaped communal spaces, co-working facilities, a gym and more than 7,000 sq ft of retail and amenity space.
We are delighted to be working with Greystar as Quantity Surveyor on the project. Working alongside Urban&Civic, AFK Studios, David Lock Associates, HTA Design, EDC Engineering Design Consultants, Walsh, Neuron, Cast Consultancy and Gowling WLG, we are providing comprehensive commercial support through cost planning, procurement advice, commercial management and financial control, helping deliver long term value while supporting Greystar’s vision for professionally managed rental housing.
Supporting sustainable growth through build to rent
Located within the Oxford Cambridge Growth Corridor, Waterbeach responds to increasing demand for high quality rental housing in one of the UK’s leading centres for science, technology and innovation. Cambridge is home to more than 60,000 jobs across the science, technology and life sciences sectors, yet housing supply continues to lag behind economic growth. Waterbeach demonstrates how professionally managed build to rent communities can help meet this demand by delivering high quality homes in locations where people want and need to live.
The development forms part of Urban&Civic’s wider 6,500 home masterplan on the former Waterbeach Barracks site, creating a sustainable new community with homes, schools, healthcare, employment space, transport infrastructure and green open space. Subject to planning approval, the scheme will deliver a mix of market and Discounted Market Rent homes alongside shared amenities including landscaped communal spaces, co-working facilities, a gym and more than 7,000 sq ft of retail and amenity space, establishing a model that supports both long term housing demand and sustainable economic growth.
