Developed by Bridges Fund Management and HUB, with architectural design by Morris+Co, 150 Minories will repurpose a 1950s office building into a sustainable, co-living space. As the Quantity Surveyor and Carbon Manager, we have worked closely with the team to ensure that the project aligns with both financial and environmental objectives.
The development will offer up to 277 new homes, featuring a mix of private and communal living areas designed to foster a sense of community and well-being. The project’s sustainability credentials are impressive, with a 30% reduction in embodied carbon compared to a new-build alternative by retaining much of the existing structure. It will be an all-electric building, aiming for net-zero operational carbon through the use of air source heat pumps and photovoltaics.
Additionally, the development will include a public pocket park, wellness hub, and other community-focused spaces designed to enhance both resident and public engagement with the surrounding area.
