We’re pleased to share that planning approval has been unanimously granted for Pines Way, a transformative mixed-use regeneration project in Bath. Designed by JTP Architects and developed by HUB in partnership with Bridges Fund Management, the project will reimagine a derelict site into a vibrant, sustainable neighbourhood.
A new vibrant sustainable neighbourhood
The development will introduce 275 build-to-rent homes and 179 shared and co-living homes, alongside extensive amenity space and landscaping. A key feature of the project is the creation of six flexible commercial spaces totalling over 1,100 square metres, supporting the local economy and contributing to the wider vision for Bath Western Riverside. The site’s location, just a short riverside walk from Bath city centre, will ensure strong connectivity and encourage sustainable movement.
Extensive community engagement has shaped every stage of the design process. Through public events and focus groups insights from local residents have informed a people-focused masterplan that seeks to enhance both the built environment and local wellbeing.
The architectural approach, delivered by JTP and Bradley Murphy Design, draws on the industrial history of the site. Elements of the former use have been creatively integrated into the new landscape, with opportunities identified for incorporating found materials and celebrating heritage in a contemporary context.
Social and environmental goals
A key feature of the scheme is its commitment to green space, with over 6,100 square metres of publicly accessible areas including communal gardens, children’s play areas, and improved routes for pedestrians and cyclists. These open spaces will support a biodiversity net gain of over 20%, a major step towards supporting urban ecology. The development targets high environmental performance. Commercial spaces will be built to BREEAM Excellent standards, with residential areas targeting 4 Star Home Quality Mark and 3 Star Fitwel certification. Photovoltaic panels, green roofs, and high-efficiency air source heat pumps will ensure that the buildings can be zero carbon in operation.
In addition to physical improvements, the development will deliver over £2.3 million in contributions to support Bath and North East Somerset Council’s social and environmental infrastructure, including new social housing and the Bath River Line Project.
