We have officially signed the building contract with main contractor Taylor & Fraser to bring Hub’s Water Street Aparthotel to life, transforming a mid-century red-brick warehouse into a modern 45-room aparthotel. Designed by O’Donnell Brown, the ambitious project breathes new life into a disused whisky bond, preserving its industrial character while introducing contemporary hospitality design.
The development marks a significant milestone in Leith’s ongoing urban regeneration, combining sensitive heritage conservation with sustainable reuse. The existing structure will be retained and upgraded, significantly reducing embodied carbon while delivering a modern guest experience rooted in the building’s historic identity. A striking metal-clad fifth-floor and rooftop extension will add a bold contemporary element, enhancing the building’s architectural presence while respecting its historic fabric.
What’s next?
Construction is now underway, with completion set for Q4 2026. Once open, the aparthotel will feature a 24/7 reception, flexible short- and long-stay units, and accessible facilities. A striking metal-clad fifth-floor rooftop extension and new southern entrance will redefine the building’s profile while integrating landscaped public space and secure cycle storage.
The project team includes Circle, appointed in a multirole capacity as Quantity Surveyor, Employer’s Agent, and Clerk of Works. Circle has supported the development from feasibility through RIBA Stage 3, managing cost planning, delivery strategy, and quality assurance throughout. Their leadership during contract negotiations has established a robust framework to ensure delivery standards remain high across design, construction, and operation.
