Construction progress continues as The BeCa’s concrete frame rises above Old Kent Road, offering the first glimpses of the skyline views to come.

The BeCa, one of South London’s most exciting new residential developments, is quickly taking shape. With the concrete frame now well underway, progress on site is visible from across the neighbourhood. The project is being delivered by HG Construction, with Circle proudly acting as Clerk of Works. We are working closely alongside development partners Avanton and Housing Growth Partnership, as well as Farrells, the architectural firm behind the building’s bold and distinctive design.

A touch of Manhattan meets South London

The BeCa is a striking new development located on Old Kent Road, London SE15, and will deliver 170 private sale apartments across two architecturally impressive towers. The scheme includes a mix of studio, one-bedroom, and two-bedroom homes, all inspired by the industrial loft-style apartments of New York’s Tribeca district.

Developed by Avanton in partnership with Housing Growth Partnership, and designed by renowned architects Farrells, The BeCa blends contemporary design with functional, spacious interiors. Raw concrete finishes, brushed steel details, and expansive windows define the style, while generous balconies and rooftop terraces offer stunning views across the London skyline.

The project forms the first phase of the larger Ruby Triangle masterplan, which will deliver over 1,400 new homes and 150,000 sq ft of commercial space. It plays a key role in the regeneration of the Old Kent Road Opportunity Area, transforming a former Carpetright site into a vibrant residential and commercial hub.

Circle is providing Clerk of Works services across the development, ensuring that every element of the build meets the highest standards for quality, compliance, and sustainability. Our role includes close collaboration with HG Construction, conducting regular inspections, and maintaining oversight of all technical aspects of the construction process.

What’s next?

With the concrete frame progressing at pace, the coming months will see the development start to take full shape. As Clerk of Works, we will continue to oversee all aspects of construction to ensure that the development is delivered to the highest standards of quality, safety, and sustainability. Our role includes rigorous, stage-by-stage inspections and the implementation of comprehensive quality control measures, ensuring that every aspect of construction adheres to technical specifications and planning requirements. Working closely with the main contractor, HG Construction, we ensure that all work aligns with regulatory obligations and supports the ambitious vision for the development.

Future residents can look forward to a range of high-quality features including a co-working lounge, gym, games room, and three rooftop terraces. The development will also offer 22,195 sq ft of retail space at ground level, creating a lively and connected community environment. Sustainability remains a core focus as the project progresses. The BeCa is targeting a BREEAM “Excellent” rating and includes green infrastructure, energy-efficient design, and eco-conscious transport solutions. Each apartment will come with access to an e-bike and dedicated cycle parking, supporting a low-carbon lifestyle.

As The BeCa continues to rise, it stands as a powerful symbol of the wider transformation taking place in the Old Kent Road area. With excellent transport connections, cultural vibrancy, and a strong architectural identity, this development is set to become one of South London’s most desirable new addresses.
