We are proud to be serving as the Clerk of Works for The BeCa, a major new residential development that is set to become a defining feature of London’s rapidly evolving Old Kent Road. This landmark scheme, located on the site of the former Carpetright warehouse at 651 Old Kent Road, is part of the ambitious Ruby Triangle masterplan and represents a major step forward in the regeneration of this historically significant South London corridor.

A touch of Manhattan meets South London

The BeCa will deliver 262 new homes across two striking towers rising to 10 and 19 storeys, designed by renowned architects Farrells. In addition to its residential offering, the development will provide over 10,000 square feet of retail space at ground level, with Sainsbury’s Local already confirmed as a future tenant. Strategically located in one of South London’s most dynamic districts, The BeCa will offer residents unparalleled access to London’s cultural, commercial, and transport networks.

Designed with long-term sustainability in mind and is targeting a BREEAM “Excellent” rating. This aligns with Circle’s commitment to supporting environmentally responsible construction that benefits both communities and the wider urban environment.

What’s next?

As Clerk of Works, Circle is overseeing all aspects of construction to ensure that the development is delivered to the highest standards of quality, safety, and sustainability. Our role includes rigorous, stage-by-stage inspections and the implementation of comprehensive quality control measures, ensuring that every aspect of construction adheres to technical specifications and planning requirements. Working closely with the main contractor, HG Construction, we ensure that all work aligns with regulatory obligations and supports the ambitious vision for the development.

The project forms part of the broader Ruby Triangle masterplan, which will ultimately deliver over 1,400 homes and 150,000 square feet of commercial space, contributing significantly to the wider regeneration of Old Kent Road. The transformation of this area is already underway, and The BeCa is set to become a flagship example of the positive impact well-designed, community-focused urban development can have.
