We have reached Sectional Completion on the refurbishment of Grant’s House and College House at Little Dean’s Yard for Westminster School, completing the first phase split over three summers, to support fully co-educational boarding. We acted as Project Manager, Quantity Surveyor, Clerk of Works and Quality Manager, working alongside architect Hawkins Brown, Structural and Civil Engineer Whitby Wood, MEP Consultant CPW and heritage consultant Montagu Evans and main contractor Quinn London to deliver the sensitive refurbishment of the two Grade I listed boarding houses.
Located within the Westminster Abbey and Parliament Square Conservation Area and the Palace of Westminster and Westminster Abbey World Heritage Site, both Grade I listed buildings sit within an exceptionally significant historic setting. Grant’s House occupies 2 to 3 Little Dean’s Yard, while College House at number 4 incorporates historic fabric dating back to the eighteenth century.
The refurbishment has created high quality boarding accommodation for girls alongside improvements to circulation, shared facilities, building services, accessibility and life safety. Interventions were carefully considered around the significance of the existing buildings, concentrating change on modern and previously altered fabric wherever possible.
Integrated expertise from programme to quality
Our integrated appointment enabled us to provide oversight across programme, cost and quality throughout the refurbishment. As Project Manager and Quantity Surveyor, we coordinated the specialist consultant team, managed design development and costs, and developed a phased delivery strategy around the operational requirements of a live school environment.
Working within school term times was a defining constraint. Construction activity was carefully programmed around the School’s calendar, allowing accommodation to return to use between phases while minimising disruption to pupils, staff and the wider estate.
Our Clerk of Works and Quality Management services provided further assurance during delivery, with regular inspections, quality monitoring and detailed snagging helping to identify and resolve issues ahead of completion. This was particularly important within the sensitive Grade I listed environment, helping to protect design intent and ensure the completed works achieved the required standards.
