We are pleased to share that the planning application for General Projects’ The Neighbour, a new hospitality-led destination at London’s Royal Victoria Docks, has now been officially validated by the London Borough of Newham.

Working with General Projects as client, alongside Studio Egret West as architect and landscape architect, Holloway Li as interior designer, Design 4 Structures as structural and civil engineer, and CPW as MEP consultant, we have provided integrated Project Management, Quantity Surveying and Carbon Management services throughout the planning and design process.

The development will deliver 234 aparthotel units within a 16-storey building overlooking the docks, alongside a range of hospitality, co-working, wellness and event spaces designed to create a more connected way to stay in London. Located within the Royal Docks Opportunity Area, one of London’s most significant regeneration districts, the project seeks to create a destination that connects visitors with the character, culture and community of East London.

Having been involved since Stage 1 design, our integrated team has supported the project from the earliest stages of development. Through our combined Project Management, Quantity Surveying and Carbon Management expertise, we have helped establish robust governance, commercial certainty and carbon-conscious decision making throughout the planning process.

The project’s prominent location adjacent to the Royal Victoria Docks and the existing cable car infrastructure presented a unique set of planning, technical and delivery considerations. Our role focused on coordinating these complexities while supporting the project’s design ambitions, operational requirements and long-term sustainability objectives. By integrating programme management, cost management and whole-life carbon considerations from the outset, we helped create a balanced approach to delivery that supports both commercial viability and long-term value creation.

A contemporary waterfront landmark

The Neighbour draws inspiration from the industrial heritage and warehouse typologies that historically defined the Royal Docks. The architecture reinterprets these robust forms through a contemporary design language that responds to its prominent waterfront setting and the evolving identity of the surrounding area.

The development incorporates a restaurant, co-working spaces, private dining facilities, wellness amenities and flexible event spaces, creating opportunities for guests, residents, workers and visitors to interact throughout the day and into the evening. At roof level, a distinctive glazed amenity space will provide breakout areas, social spaces and dedicated growing areas with panoramic views across London’s skyline. Through active frontages and enhanced public realm, the scheme aims to strengthen connections between the waterfront, the surrounding neighbourhood and the wider Royal Docks community.
