Khubaib Ruhani, MCIOB MICWCI

What expertise and background do you bring to the table?

I am an experienced Clerk of Works, holding ICWCI status and Chartered Membership of the CIOB, with over a decade of experience inspecting, managing, and auditing construction sites. With a background spanning a diverse range of projects, including high-risk buildings (HRBs), townhouses, listed buildings, and private developments, across both refurbishment and new build schemes.

I bring a strong working knowledge of quality assurance processes, alongside a detailed understanding of technical standards, manufacturer requirements, and building regulations. This allows me to confidently support and deliver projects to the highest standards. Taking a collaborative and pragmatic approach to problem-solving and conflict resolution, I draw on experience from both contractor and client-side roles. As a result, I am well placed to offer practical, balanced solutions that satisfy all stakeholders while maintaining quality and compliance. I take particular pride in identifying and resolving defects at an early stage, helping to ensure efficient workflows and minimal disruption. My focus remains on ensuring clients receive value for money and a finished project that is fit for purpose, delivered to a high standard, and free from defects.

Can you outline the responsibilities of your role?

My role is to inspect and report on construction projects throughout all stages, from foundations and superstructure through to snagging and final handover. I am responsible for reviewing works, carrying out detailed inspections, and raising queries or issues to ensure compliance with design specifications, planning requirements, contractual obligations, building standards, and relevant regulations.

I monitor and report on both progress and quality, maintaining accurate and comprehensive records that provide a clear audit trail of the project. This ensures transparency, accountability, and a reliable history of works from commencement through to completion.

What excites you about joining Circle, and what are your goals for the future?

I am excited to bring my skills and experience to Circle, supporting and advising clients to ensure the highest standards of quality and compliance are consistently achieved. The breadth and variety of projects at Circle is particularly motivating, as it will keep me engaged while enabling me to further develop my knowledge in line with evolving industry standards and best practice.

Looking ahead, I am keen to contribute to Circle’s continued growth and reputation for excellence, while also progressing my own professional development. I aim to expand my knowledge of ISO 9001 and actively contribute to the development and ongoing improvement of the company’s quality management systems. I also intend to use the experience gained across projects to support my progression towards achieving MRICS status.

What brings you joy outside of work?

Outside of work, I am a family-oriented person who values spending quality time with my wife and young family. I enjoy travelling, exploring new places, and creating lasting memories together.

I also take great fulfilment from practicing my faith and being involved in community-focused activities. In my spare time, I enjoy running, camping, and spending time outdoors, which helps me maintain a healthy balance and clear mindset.
