Clerk of Works; monitoring the 6 storey new build behind a retained listed facade.

Circle was engaged to provide clerk of works services for the transformation of Creed House in the City of London’s Ludgate Hill, creating a new six-storey hotel behind its Grade II listed retained facade, on a corner site with a direct view of St Paul’s Cathedral.
Our work began with a close study of the architectural, structural and MEP design information to gain a thorough understanding of the building. Our appointment coincided with the completion of the new concrete frame and an increase of trades on site, which means an increase in construction interfaces and an inherent increase in the risk of defects.

During the construction phase, working alongside Main Contractor McAleer & Rushe, Circle carried out weekly site inspections to ensure that fit-out elements were installed as specified. Additionally, construction working practices were monitored against industry best-practice in terms of health and safety. Key issues and progress were reported weekly to the client team using observation trackers and a monthly summary report.

Clear communication, an understanding of the detail, and the ability to build a productive working relationship with the main contractor are the backbone of Circle’s clerk of works service. This approach, which is instilled into our team from the start of an appointment, ensures the highest possible quality assurance for our clients.
